Since writing this review rhe state of the property is 10x worse. Some tenants cannot see out of their wi dows due to weeds and trees that have not been taken care of. This neighborhood is a disgusting mess. Everywhere you look there are overgrown weeds.

They allow dangerous Pitt bulls to reside in the neighborhood. The weeds are growing past my window. They don't keep the property clean at all. They don't respond to complaints. Our street is a mess. The landscapers don't pull weeds but rather just weed wack over them and then let the weeds grow back .
They are criminal. They take their money and do very little in return.
UPDATE:Since writing this review I have called back to rectify my concerns and have had no return call. We have an abandoned car from a past resident who lives opposite us. This spot belongs to my neighbour and he has to park half way down the street and lug all his tools home as he spot is occupied.
We have a guy with two pit bulls that have bitten another tenant and lunged at at least 3 more, he also fails to pick up his dogs poop and fowls our grass where children play. We have weeds taking over and are now a home to a skunk. This means we cannot open our windows because of the smell.
This company has absolutely no concerns for its residents at all...

Property management can be a tough job with coordinating with the board of directors of what needs to get done, how, and when to do things, while trying to keep a reasonable budget. Things that do need to get done are often as quick as possible, which people can get passionate about because it is their home.

I've seen the team at Shabri manage condominiums common elements to a reasonable standard that you would expect from a property management company; including (but not limited to) manager James North whom I've known for some time to be a professional, down to earth person that has been great to work with. The condominium my late father-in-law owned was also managed well by John R. at Shabri.

James North is a great Manager. He is there when you need him, responds to calls, texts and emails. Is experienced in condominium property management. I have been a Board of director for more than 7 years and worked with a number of Managers and James is one of the "BEST" in my experience.

His professional and 'let's get this done' approach have benefited everyone in our community - even the cranky pants 😉

James listens to whomever is willing to share their concerns and then takes appropriate actions that keep the welfare of the entire community in mind. I sleep better at night knowing that James is 'on the job'.

Our prior property manager - definitely not so much. Hence why I'm knocking off 1 and giving Shabri a 4 overall.

I have a property that is managed by Shabri. My rear basement window has been leaking for 3 months and the property manager has not yet responded once to a call or email.

Their manager responded twice at least, and had someone come look. But only after I chased for 2 months.

After that, there is a temporary solution but I've been chasing to find out when it'll be fixed permanently. I still have not heard from my property manager although her manager responded once saying they would get back to me. Still nothing.

I’m very disappointed with the management of our property by Shabri Properties. They have consistently failed to manage our funds properly, which has resulted in significant financial issues for our community. Communication is almost nonexistent—they rarely engage with owners or provide updates on important matters. This lack of transparency and oversight has left us in a precarious situation, and it’s clear they are not fulfilling their responsibilities. I would strongly advise against using their services.
