I can't thank OrangeList enough for all of their time and help over the last year. They've been responsive and helpful.

About a year ago, we were going to move up north and rent out our condo and Erica and Brian were very informative regarding their process and services and assured us that our condo would be well taken care of. Unfortunately, the deal on the house fell through and we no longer required their services.

Fast forward to a couple of months ago, again, we were looking to rent a place more accommodating to our senior dog and rent out our condo, Marc and Erica were still very helpful in trying to find us a place that would accommodate both of our dogs and work for our life. Unfortunately, again, we did not proceed with their services as we cannot wrap our heads around rental prices and decided to sell our condo instead so we can buy a house.

During both processes, everyone was helpful, professional and friendly. Although sometimes it took a couple of days to receive a response, a quick follow up was all that would be needed to get an update. We understood that they are a very busy group and all it ever took was a "Hi! Just following up on this" to get a response.

Those complaining about never being able to get in contact with someone in the other reviews posted, either never truly tried and expected their hands to be held or were incredibly difficult to deal with and had to have been rude.

Although we didn't end up using OrangeList in the end, they are responsive, helpful, professional and an easy crew to talk to. I would recommend them to anyone needing their services.

We’ve had Orangelist manage our properties since 2020 and it has been one of the best decisions we’ve made when it comes to managing our real estate portfolio. We knew we wanted a management company that holds the same integrity and values as we do as if we’re managing the properties ourselves. The communication is quick and efficient especially with the maintenance team who are quick to address issues with us and have them resolved with their rolodex of tradespeople as soon as we give them the ok. I've always been a do it your self kinda guy, but when I found myself overwhelmed and stressed out every month with all the problems I created for myself, I finally decided that it was time to hire a property manager.
A good friend and mentor of mine referred a company that he was using (Orangelist).
He mentioned that he went through the pain of hiring and firing of several managers before finally finding Orangelist.
I'm extremely happy that I didn't have to go through the same scenario.
For me, the Orangelist team has been very professional and understanding of both landlords and tenants.
They do such a better job than I could possibly do.
Their vetting process is incredible, and their quick to respond to both me and my tenants.
I'm very grateful for these guys, and I would definitely recommend them to anyone who's looking for a property management team. They really do a great job start to finish, very turnkey

Had to find a unit in a time crunch due to life circumstances. We had our eyes set on a unit that worked perfect with our dynamics. Megan was very informative, communicative and understanding of our needs/desires for a unit. Megan was prompt, very personable and kind throughout our experience. Christian and Erica teamed up and helped me lease my master bedroom in Thorold and they were very pleasant to deal with and flexible on our discussions. Thank you guys for all that you do!

Though there were kinks with the initial tenant (wasn’t your fault), you made ways and gave me the assurance I needed for my peace of mind. What mattered most was that eventually, you came through as you promised.

Investing in housing makes u evil. Orange list is the dirt beneath my shoes for trying to profit off housing in a housing crisis. SHAME. ON. YOU. People are out here barely scraping by, Just trying to find somewhere to live in here comes a company like orange list to try and profit off you.
The building I live in that is managed by orange list is considered “ghetto” because they don’t even maintain it!
They claim they pay someone to maintain it, but they do nothing to actually check their maintaining it. Washer and dryer is broken. The property looks like a disaster. No proper garbage disposal. I have contacted him multiple times about issues in my apartment. They come and look at it and do nothing to fix it. SHAME.
