This Review regarding to 225 Royal Ave. I wish i can rate 0 (no ⭐️ ). I rate 1 because Google doesn’t have option to give less.

Here are my experiences:

1) when you enter the main entrance the smell kicks you right away while waiting elevator.
The reason of the smell caused by sewage leakage drain straight to the lobby. Any one can see that if you check the Laundry area.

2) Elevator not working straight for 1 month. Each time it stuck or breaks and waiting too long until get maintenance and functional again.

3) the building it seems abandoned while tenant inside. No cleaning service at all.

4) Laundry Machine broken down every time and no one knows when to be fixed the problem once the machine out of service.

5) Disrespectful manager.

I have lived here for just under seven years now. Camelia has been prompt and friendly when I have questions or concerns. I appreciated the quick results replacing my fridge last summer when it broke suddenly over a holiday weekend. When something breaks, she pulls through and is fast to respond.

Good experience overall. And very nice views of the river and mountains.

My apartment unit have a ceiling water damage in December 2022, I notify the management right away. All I got from them is making all kind of excuses by sending unrelated personnel to call and never showed up or have any intention to fix the problem. I keep emailing and calling them. No solution has been given. Now is more than 1 and 1/2 years with the damages I am living in . Lately I contacted them again, they want me to put this claim on to my house insurance. All those $334 maintenance fee monthly pays for nothing but putting it off by ridiculous excuses. They just sit inside their office to make sure we pay our strata fees and their paycheck are up today. Absolutely the Poorest management company in town.

Awful experience of having Bayside Property Services manage my strata complex. Notices were always sent out late (often sent on Friday afternoons for work to be completed 1-2 days later), emails were received and never replied to or actioned, requests were ignored, and customer service was poor. Avoid if possible.

What a bad experience with Bayside. City of Burnaby does not permit artificial turf in boulevards since it is not a permeable surface treatment and it is typically made of synthetic materials. This should have been well known to our property manager, Mike. However, at the strata annual general meeting, Mike deceived owners by stating that it is permitted to replace the lawns in boulevards around our buildings with artificial grass. Fortunately, This proposal failed, otherwise, we would have had to spend a lot of money installing fake grass. Can you imagine there's fake grass outside your window? It's horrible. He's retiring in a month after the meeting, why would he do this?did he want to leave the city with a plastic gift before retiring? Luckily, he has finally left.

Scott Unger of Bayside Property has worked tirelessly and successfully for my townhouse strata at Osterley Park in Richmond, B.C. We bought in here April 1,2014. There’s always issues to be dealt with from neighbour’s kitchen smells to replacing or repairing our large indoor swimming pool and swirl pool heaters and pumps. I talk with other strata owners regularly and I feel very fortunate to have Bayside looking after us.Previously we owned a house in Richmond from 1980 to 2015. Yes we bought before selling.

My apartment changed ownership and management company from Ranco to Bayside. We were never made aware of any changes until we got a letter about a rent increase around Feb 5 and noticed the letterhead wasn't the same as Rancho. My wife and I at first thought it was a badly done phishing scam trying to steal financial information. I called the head office of Bayside asking for info and they informed me that the property had changed ownership and management. I then less than 24 hours later get an email from someone from Bayside saying we will be charged a late fee for our unpaid rent. I'm not upset about the $25, I'm upset that this is what we as tenants in BC have to deal with. If you learn your property is going to be managed by Bayside, consider moving ASAP. There will be absolutely no communication from the management and there's already speak amongst the neighbours here that Bayside is closing all the amenities of the building... Nothing but empty units and the bottom dollar will cause them to reevaluate how they operate their business. I'm giving 3 stars only because the receptionist was so lovely and helpful to my situation. I later learned that the heating stopped working for the building while I was away and no one on the property could contact anyone from Bayside until they called the head office. For everyone else's sake I hope we can change the laws here to protect the people a little better from this land ownership slavery that we're allowing to happen.

Edit: It's been a couple months now and it's even worse than before, if that was even possible. Someone keeps defacing the sign to our building with "Bayside are slum Lords", and Bayside has a contractor cleaning it off within 12 hours. Yet they can't reply to any of the tenants... I met someone with a hole in her ceiling recently and Bayside is flat out ignoring her. another tenant tested their drywall while a contractor was cutting it up and there was asbestos in the corner joints... no recourse was taken. somebody realized they can start a company, call it Bayside, claim it's a property management company, actually do nothing at all, and collect a lot of money. They are apparently not paying the maintenance fee that our building has shared for 25 years with a neighboring apartment yet still charging tenants full rent - there's going to be a lawsuit and I'm kind of excited for it. I've never seen this kind of gross negligence and stupidity when it comes to running a business.

They're like villains from a children's cartoon. They only care about making money and they treat their tenants like garbage.

Our building is full of young families and elderly people. Bayside's strategy to deal with any issues people bring forward is to ignore all contact - not respond to emails, hang up on phone calls, transfer you to answering machines. This includes emergency leaks, washer/drier repairs, faulty heating, asbestos exposure etc. They hire expensive lawyers to fight any action you take through the tenancy board to just try to get them to do their job.

It's sad that this is the state of the rental market - people are trapped into living in unsafe conditions created by monsters like Bayside because rental prices are skyrocketing and we have nowhere else to go.

Bayside, how do you live with yourself? Try doing the bare minimum of your job and treat us like human beings.
