This review is in regards to Alex, the property manager for one of Red Sands’ properties in Murray River, PEI. My group stayed in this Airbnb property, and Alex exaggerated claims of damage. The people from my group that booked, messaged Alex when there was a wine spill accident that affected the ceiling and offered to pay. After we left and had left them a nice review thinking they had been reasonable, Alex left us a horrible review exaggerating this damage, and claiming other damages without first reaching out or sending proof of these other supposed damages. He even mentioned some scratches on the oven (we didn’t even bake) and marks on the walls in one room. If there were marks on the wall, I can assure you that they were from the swarms of mosquitos that came into the unit any time the sliding door (which had no screen) was opened for a second. We spent so much time killing mosquitos so they wouldn’t bite the baby, and cleaning the walls from mosquito splats (which i’m certain not everyone would have taken the time to do). So for them to point out marks on the walls in one room; I’m willing to bet the next guest stay will result in way worse mosquito marks. We actually tried to care for the property well, even placing cardboard on the light-coloured living room rug (which was right against the entrance with nowhere else to step when coming inside) so that we wouldn’t step on it with our wet muddy shoes from the rain. Had we not been so careful, that rug would have been stained, and again, i’m sure others won’t go to these lengths to respect the property. I am therefore offended that Alex would try to portray us as if we trashed the place. That is simply untrue. Also, based on seeing more than just our cars through the camera, he also claimed we had an event (which they made sound like a party in their review) just because we let some family staying nearby come over to sit outside for a couple of hours. We didn’t even let them come stay inside the unit because the baby was sleeping. Nobody slept over either as they all had their airbnbs and their own kids to get home with/to. This was just an unreasonable attempt at further discrediting us in his review to make his point.

On top of this, he even complained of us not taking the garbage bag out when he neglected to put it in the instructions you find in the Airbnb listings. We had assumed they had a cleaner that would do it (since we paid cleaning fees and there was no instructions on taking the garbage out) and we didn’t want to put it outside in case there were animals that would get to it, as they only had one compost bin and one recycling bin, no garbage bin. Even though they had no instructions in the listing on this, we did take out the compost and recycling out of courtesy, because they did have bins outside for those.

Extremely disappointed in this company’s unprofessional staff member. I would stay away from any Red Sands managed properties now, and I would not hire them to manage a property of mine. Maybe not all their managers are bad but this one left a bad taste and a permanent stain on our Airbnb profiles.

I called Red Sands to look at repairing my deck. They were quick to respond to my request and provided a very reasonable quote. The folks that completed the work were kind, professional and very tidy. I’d call them again.

Do not hire Red Sands Property Management for your vacation property. Our family stayed at an Airbnb they manage near Murray River and they lied about damage we supposedly did without providing any proof or letting us know before leaving a disparaging review. Alex was extremely rude, lied about damage without providing proof, and was not responsive to our messages when critical things were missing from the property. We’ve never been treated so poorly from a host and it’s not surprising they have bad reviews. Take your business elsewhere.

We rented a chalet in Stanhope through this company. We can't even get clean towels or anything. We haven't even seen a soul, nobody has asked us if everything is satisfactory, do we need anything and the only contact I've had with anyone is through AirB&B. I may be conversing with a bot for all I know. They aren't even getting the trash out to the roadside or taking back the cans that have already been emptied. We arrived on Monday and the same three green garbage cans are still sitting out to the end of the driveway on Friday. What the heck is going on with this company. I wouldn't recommend them to manage anything.

Rented an apartment at 13 Cherry Drive in PEI from this company. I reported leaks and issues with the property soon after moving in. Nothing was fixed properly and it caused major problems. I was sick for months so I asked the company to do testing at my building but they refused. Came to my apartment one afternoon and someone doing work from Red Sands Property Management left the ceiling and walls open causing me to be exposed Airborne Health Hazards and leaving Hazardous Materials at the apartment. I paid a private company for testing to be done and found out the property had serious unacceptable black mold growth and multiple hazardous airborne mold spores causing me to be hospitalized. The Government of PEI did an inspection and sent a report for things to be fixed. We had an IRAC hearing to end the lease while I moved out. Instead of fixing the unit properly, would you guess what Brett Poirier the CEO did? Increase the $1,295 which I was paying for rent, and leased to a new tenant to pay the increase in rent which wasn't legal. I met the new tenant and spoke to him. This happened two weeks later after the IRAC hearing and they didn't make all the repairs written in the Government Health & Wellness report.

Not sure if they still work there but Mel Pasher, Molly Mckinnon, Kyle and the current CEO Brett Poirier were nasty scammers in Prince Edward Island.

Red Sands boasts a comprehensive team of contractors ready for any project. For example, when we needed a hot tub installed, they knew exactly who to call for the power connection. Alex and his team conduct regular walkthroughs between bookings, ensuring everything is perfect. When they discovered an issue with the LVP flooring, they promptly resolved it. If any guest encounters a problem, Alex's team responds immediately, maintaining exceptional service and communication. Additionally, as an American citizen, I greatly appreciated their support in navigating Canadian tax filing requirements, providing me with essential contacts to do so. Lastly, as a short-term rental property owner, my goal is to maximize bookings throughout the year while providing the best experience for guests. Alex and his team are diligently working to increase occupancy even outside the standard tourism months.

Thanks to their professionalism, dedication, and swift communication, I have only the highest praise for Red Sands Property Management.

Terrible experience through airbnb with Alex as a host. Attempting to work through a refund when he cancelled the reservation halfway through with 5 young children forcing us to leave the site. We accidentally put 4 people instead of the 8 and as soon as he noted this I apologized and corrected the booking, he used this as a reason to cancel the vacation when we asked for a refund when the air conditioning and bbq were broken. Untrustworthy. Disgusting actions. I sincerely hope Red Sands reviews his employment. As a physician that was exploring the area for employment in an underserved province this behavior made me cancel my plans. I would caution anyone that is looking at properties with Alex as a host.

Edit:
We received a large refund from airbnb and were told the host would likely face suspension as a result of his actions especially given prior infractions.
