Would give 0 stars if it was an option. Hands down the worst property manager in the lower mainland. This company loves to take your money and not respond to your e mails, will give you the run around for months if they need to repair something. There is a reason they are rated 1 star avoid at all costs.

It is impossible to reach anyone here in a timely manner. Weeks to get a response, if you get one at all. Good luck if you have an emergency, need to schedule an inspection, or require spare keys. Will be happy the day my condo sells, and I don’t have to rely on such absentee management.

Strataco doesn’t deserve 1 star.

Stratco purely just collects fees. They were managing our place for many years before I owned my place. Our manager was Glen Mason for the first few years that we owned. Under strataco’s care our complex fell into a state of disrepair. Site visits had not been done in over 4 years. Contractors were being paid when work was never done, and in some cases never finished. Contractors weren’t held accountable. Simple things to be done around our complex took months to get finished. We could never get answers from our manager regarding the status or timelines. Glen treated “original owners” with precedence. He caused panic in strata meetings and AGM’s. If request were emailed to him, and he just didn’t feel like doing it, he would not respond. This next point is not entirely Glen’s fault, but something worth mentioning because of the lack of advising from strataco. Our complex was coming up on 20 years old. Talk regarding issues with our roof were coming up regularly. A owner asked at the AGM why haven’t we been saving for this long before now, and Glen snarked back that it was suggested to owners 20 years ago when the complex was a year old but the owners shot it down then and he never brought it up again. Now, we have a special levy that is $350-$500 a month a unit for 5 years. Early 2023 when strataco increased our rate for their services, we started requesting site visits again since it was something we were paying for. At that point Glen had a hissy fit & threatened to quit. Like a child. He got belligerent. He held it over our head that he can easily just drop our complex at anytime and we would end up with a unexperienced manager. The next week, Glen “retired”. In March 2023 Stratco then put us with Bev Drinkwalter who they say has 12 years of experience. At this point, our experience with strataco got even worse. The president of strata worked directly with Bev. We expected it would take time to get the new manager up to speed. However, we were very quickly becoming a self run strata. Bev never improved. Bev apparently had no record of anything of our past regarding and it was all on Glens computer. Bev expected strata members to go digging through the meeting minutes for years back to find any information we needed. We didn’t even have that because we have only owned for 3 years. We were paying for record storage as well, so clearly strataco does not keep proper records. They suggested getting us signed up for their online portal. It was about $50 extra per month. We declined it. Bev put it through anyways. Bev can’t problem solve, can’t make decisions and is very unprofessional. Everything she pushed off and wanted the president to deal with. She couldn’t even deal with simple emails owners would send in, even after 5 months of being our manager. She didn’t know what to do about by laws being broken. She wouldn’t send letters to homeowners..and the one time she did she sent it to the wrong unit. She wouldn’t get quotes because, she was “too busy”. Meeting minutes took over a month and had spelling mistakes. My husband was putting in 20+ hours a week to get the stuff done that Bev was falling short on. Between my husband and I we got quotes for everything all the time. We also went around in the pouring rain to note every place that was having gutter issues with very specific notes and went around to every unit to take notes on what privacy walls had been replaced because strataco did not have notes on what was done. One time Bev CC’D a homeowner on a internal email that they should have never seen. It caused a lot of problems. She wouldn’t come for site visits because it was too far and that she doesn’t know what she is looking for. When we did meet her she was on her phone the entire time texting.

This is the absolute worst Strata Management to deal with. I would have given minus zero if I could have. The south elevator has not worked in over a week, reported the issue same week and to this day it is still not repaired.

They are notorious for sending out emails to you that you cannot store items in your parking space but yet people keep doing it over and over again. Six years later they still don't do anything about it.

Such a slack and lazy company to say the least.

Totally shocked to see the poor rating and the negative experiences, makes me wonder if we are talking about the same management company. Our small townhouse complex has been working with Strataco Management and Al McKay our strata manager for the past 15 years.

Al has always been professional, works with strata council collaboratively, hears our concerns and provides sound advice, so that council can make decisions on behalf of owners, and if he has been away he will contact council to touch base. Al is pretty responsive to emails and phone calls, and there are times when response may be delayed or missed because of the volume of incoming emails and calls he receives per day, as he manages multiple sites.

Due to the unprecedented hike in strata-corporation insurance in BC, Strataco Management was instrumental in negotiating a descent insurance rate for our last renewal.

Our experience with Strataco Management and Al McKay has been positive for the past 15 years and we will continue to work with them.

I am surprised to find other negative reviews
as I have found the service provided by Carey
very responsive and professional.

One example of a story,
I have had a bad experience with a subcontractor sent by strata previously.
This time when another issue occurred,
I did not want to go through the same thing.
I have contacted Carey right away and explained my concerns.
He understood right away what (who) I was talking about.

Upon the conversation, another subcontractor has been sent
to my suite, and he has done a fabulous job on fixing the ceiling.

Although the process took a bit long,
the communication for each appointment was thorough,
and the job was quite professional.
I was happy with the whole process this time.

I am also very thankful to Carey for his prompt and smooth communication.
Just want to tell people out there that different people have different experiences 🙂
