From the moment I stepped into this building, it was a wonderful experience. Yvonne and Edgar were very warm and professional and have been there for all of my questions. Yvonne patiently explained everything to me and ensured that I was ready to move in. The whole experience has been wonderful and everyone cares about the tenants. Thank you for a great experience.

This is the worst property management company I have ever experienced. My partner and I have been trying to get a hold of our property manager since April. With multiple emails sent, and over 10 calls made, at this point, we’re convinced this isn’t even a real business. One out of 10 times that we call in during business hours, somebody actually answers the phone. But all they do is direct you to another phone line that nobody answers where you can leave a message that nobody will return. I finally got through to somebody today, and was told in a very rude tone that I would need to wait 24 hours to give our property manager time to respond. But she didn’t care that we’ve been waiting for the last eight weeks with no responses to anything. The weeds in our complex are over 5 feet tall and our ceiling is stained with water leaks. If you’re considering this company- DONT!

Worst property management group in Calgary, I live in the Emerald Stone building, our concierge who is an employee of Simco, his name is Geoff. Geoff let’s people into units of the building without permission, and then when confronted about it and told that I have a dog and people can’t just be let into my condo without notice told me that my dog would be put down if they let someone into my unit and my dog bit them. Geoff also accepts packages from delivery and then leaves them in unsafe locations to get stolen, and when there is no recourse because the package was accepted by a concierge he then makes up a story on how someone broke in and somehow stole those packages from a secure floor.

I’ve been trying to contact my property manager since 2 weeks ago. His extension number is 4055 (name: Nadeem) and I left 5 voice messages so far. Recently my condo management company has been changed to Simco and I didn’t notice my condo fee has not been withdrawn from my account anymore. So I need to pay the balance (3 months) and set up my payment account but he nevers replies to me. I am wondering if he is working there or not.

Yes, I set up the monthly withdrawal. I finally contacted Naseem through your website. You know what? I and my wife haven’t received about monthly withdrawal and you only sent me a mail about app setting. App didn’t have any option for payment and withdrawal setup. And then I got a notice regarding 3 months payment suddenly. Do you think it is normal? Also Naseem was really unkind to me and just sent me a copied email “Set up the app”. He didn’t try to listen. Finally I drove my car to your office to pay 3 months payment and request Naseem to send me a signature form. I think I did everything myself and your service was really bad. I am considering reporting.

The property manager named Joanne Pilling, is the most rudest and by far the meanest manager ever. She is not professional in the slightest, will cut you off when you’re talking, sounds like she’s annoyed when “helping” like she doesn’t want to help at all! We come to you for help because we trust you when we have issues, but instead you treat us like we’re stupid and instead of finding a solution you say that the issue is not your fault or the company’s fault, we are not even blaming anyone!

We have been experiencing rude and mean property managers here at Simco, do you really only hire rude employees?

Residents of Westman Village, DO NOT RENT YOUR BELOVED PROPERTY WITH SIMCO. My experience with this company has been nothing short of a nightmare, with numerous failings that caused me significant stress and financial loss. I rented my property in WV for a year as I travelled internationally. I figured that a property management company would reduce the work required on behalf, especially since I would not be in country to deal with any issues. There were so many failings with this company, it ended up being more of a headache for me to have this company managing my property (plus the 8.5% management fee).
1. Simco failed to communicate with the tenants about the mailbox number and parking stall number - This led to multiple late-night calls to me, defeating the purpose of hiring a management company
2. Simco did not deal directly with the HOA to organize transfer of HOA privileges to the tenants - something that I was reassured would be managed by them
3. I went into arrears on my Enmax account and asked my property manager to look into why the tenants were not paying the electricity. After 3 weeks after I requested the PM deal with the situation, there was still no resolution. He just stated that the issue had been "escalated" on Enmax's side. I got fed up and called Enmax myself (internationally, so ++ money for me to call), and got the issue dealt with within 30 minutes. The tenants incorrectly signed up for electricity (wrong address). The PM then had the audacity to ask me to pay the outstanding balance and have the tenants pay me back!! My credit was at risk due to this error (Enmax was sending the account to collections), and Simco was too incompetent to deal with it.
4. While visiting family in Westman Village, I noted that the tenants were smoking on the patio. Smoking was prohibited on the rental agreement. I brought this issue up to the property manager, who denied my concerns stating that the "tenants seem to be very responsible". So, my PM called me a liar? When he did go check on the property, it was noted that the tenants did in fact have ashtrays on the patio. It was then discussed that the tenants would have the patio cushions cleaned to clear the smell of smoke. This was, of course, not completed.
5. My house was very dirty upon recieving it back from the tenants. The owner of the cleaning company had told me that the tenants paid the minimum amount to have the unit cleaned, and opted to have certain rooms/services excluded. I had to organize for the cleaning company to return and fix the missed items. Why did I have to deal with this? Why pay a PM at all?! Simco then completed their final accounting incorrectly, and charged the price of the cleaning back to me! It has now been 3 weeks of me waiting to get my money back.

My property manager, Jeff Olafson, has since left the company. His replacement, Aleks, has yet to be useful in resolving issue #5. Email after email sent with no response.
I have had to have involve the Director of Operations, Rita Kirkland, in a few instances during the past year. Unfortunately, I have found her demeanor to be consistently condescending and unprofessional, which has been surprising and disappointing, given her leadership role. This experience has left me questioning the competence and integrity of Simco Property Management.

Save yourself the stress and frustration. Do not entrust your property to Simco.

We have recently received complaints regarding noise disturbances within the building. Specific concerns include loud noises from items being dropped on floors and the sound of heavy walking. As our building structure allows noise to transfer easily, these disturbances can significantly impact your neighbors' comfort and quality of life.

Part 2:
As per section 67 of the Calgary bylaws, snow removal should be down to bare pavement 24 hours after the snow fall. That being said, for almost a decade we have had a crew of 6 come out with snow removal quads, plows, throwers, shovels and ice picks - they would put down salts on driveways when they did not clear it all the way the next day, they had the crew shovel, then use machines on driveways, also clearing path around the complex for people on foot to get to sidewalks safely - you are telling me it’s more cost efficient for you to fire that company, hire 2 people with blow packs who don’t need to even use shovels, or clear it properly, not come with plow, not put down ice melt - and our fees go up still? This is absolutely terrible management- also an apology is owed for the treatment towards my mother who is in a wheelchair telling me to get transportation because as you just admitted you are not paying the snow removal to do proper snow removal and only to use blowers, without any concerns for the home owners safety.

Also added the bylaws, since you don’t think it needs to be removed to bare pavement.

Part 1:
I have been trying to get proper snow removal done since the snow started and Phillip with Simco refuse to fix the problem. My senior mother who is waiting for hip replacement needs safe access to our vehicle for appointments. The snow removal people who come, don’t even come with shovels and just blow the snow around. I have sent Phillip numerous pictures in which he tells me to use other resources for my mon like a handibus or get a speciality van instead of him enforcing the snow crew to do proper removal, he then went on to suggest I just load my mom up in the garage, in-fact he said it would be logical to do so
 the garage is small single car garage where the car doors hardly open fully yet alone have someone with a Walker and wheelchair to load in them. He then said he would charge us for extra time for the crew to come back. It is now Wednesday, it hasn’t snowed in days. I had to go out and buy ice scraper and shovel. It took me 10 minutes to get rid of the snow and ice, spent $70 and wasted over an hour of my time because Phillip said the pictures I sent show it’s been cleared. Below are pictures time stamped from today before and after to when I cleared it myself. You tell me that was cleared and safe for someone with mobility issues. He’s extremely rude, and lacks any solution. The way he talks to home owners is so disrespectful.
