This is a lengthy review but I hope it helps you on any decision you may make about where you live!

Over the years, I have lived at three other Boardwalk apartments, one a townhouse, one a coach home, and a four story apartment. They all were good places to live, BUT Sturgeon Point Villas (SPV) in St. Albert is the crown jewel in their portfolio.

The architecture is quite unique. Every unit will have at least one exterior wall that is at a 45 degree angle inside your apartment which means your window(s) on that wall has that same dimension. A great decorating opportunity or challenge!

Basically the complex living areas generally have NE, E, SE and southern exposures. The western end of your apartment will either be a galley kitchen or perhaps bedroom with a window. Apparently some units get very warm in the summer. So far my unit is perfect. I open my kitchen window that faces west, open my using balcony door and bedroom window on theast face and I get a great cross breeze!

Location, location, location and stunning views! Sturgeon Point Villas is adjacent to St.Alber Centre mall, St. Albert transit station and you can walk to Drugs, Hudson Bay, London Canadian Tire and Safeway!

There a lots of eating areas, Earl's, McDonald's, KFC, Arby's, DQ, KFC, Tim Hortons,

Parking is a $10 monthly charge. Some stalls are partially covered by a building overhang. There are some double stalls available meaning they are two deep, great for a couple with two cars

Pets are allowed a max of two. They charge $25 a month per animal.

Talk about walking? Out your window you will see a wonderful paved walking/bike trail and a foot bridge over the Sturgeon River. The trail system is well used by all and all ages.

The unit I just moved into is well maintained. Extremely happy with the interior. The paint job is professional. No runs, no clumpy spots or visible filled nail holes. The bathroom is small but beautifully appointed with large white wall tile and a light gray floor tile. Ooooh and a right height toilet - the type that you can easily stand up after! Not like the old ones that you felt like you needed a grab bar or rope to pull yourself up! LOL! I am not sure that all units have them, but over time I am sure they are replacing the old ones.

My stove is a new glass top electric range and a newer fridge. Only drawbacks to the kitchen is that there are no dishwashers is that it is a smaller unit with the traditional freezer on top, so you need to stoop over to look into the fridge. Ah first world problems! All good though. I can't complain because it works very well and is relatively new and was very clean upon move-in.

They have been renovating the common hallways and reception vestibules. Prepping the walls to paint and removing the old original dropped ceiling tiles.

They upgraded the fire breaks between buildings in the hallway ceilings as well. Cement steps have been replaced as needed.

And they are adding a gym for the residents to use!

There is a third party daycare in the complex and I love hearing the kids outside laughing and playing.

Sturgeon Point Villas is a 15 building complex with over 400 suites. Some have balconies or a patio. The only knock with the patios is that there is no privacy between them. You can create your own privacy using potted plants and other material. Propane BBQs are the only approved BBQ.

I have been living at Sturgeon Point Villas for over 8 years. And I could say that for all those years, Boardwalk has delivered excellent service. The office staff as well as the maintenance and the cleaning staff are all great. Over the years our family grew bigger and recently we have to move to a bigger suite, Building Manager Krys made our transfer smoothly. She provided us with all the information and help that we needed. She made sure from the start, up to the day of transfer that everything is in order. I love her positive and radiant attitude. She’s an absolute gem and Boardwalk is lucky to have her in their team. Another staff that deserves to be commended is Ms. Roschelle. She has such a personality that is so welcoming. She would answer every question in detail and make sure everything is clear. These ladies go above and beyond in doing their jobs. Kudos to both of you! You made living in Boardwalk truly feel like home!

Krys and Rossanna are the best property managers in Boardwalk. They provide excellent customer service even though the office and the whole building is short of staff. These girls work so hard. It's a shame the the building is old. But Krys and Rossanna are amazing people.

Great place to live. Newly renovated suites, however they are not renovated with quality products... you can literally wipe the paint off when you wipe the walls. Also make sure all your walls are painted.
The renovation in my suite required the sink to be redone 4 times, closet doors that kept pulling from the ceiling, paint I can wipe off wipe a cloths, bathroom not sealed properly (can literally feel how soft the drywall is behind the shower), bedroom door literally ripped off the frame in the wind. Oh yeah, security will tell you to call the RCMP cause they can't do much. You if you loose you keys after hours the main door is locked and you can't get in. Oh yeah, the water smells as it come out of the taps. The sloped walls take away from the square footage, and a piss poor design.
In short, and this comes from the word of mouth a friend who worked there... they are try to change management for the better when it's been poorly managed for way too long. You can find better options for cheaper.

Living at Sturgeon Point Villas has been awesome!! My husband and I live here with our 2 boys and we are very happy with the amount of space we have, access to gym, it cleanliness really shows all the staff do an amazing job Back and if anything needs to be done you can call the office and they listen and take of whatever the need may be! I love calling the office and talking with Barb and Joanna both are very nice and beyond helpful thank you ladies for taking care of us and all you live here you are very appreciated and 10/10 in my books.

It’s VEERPAL joshi , am moving from one to another apartment in same building by end of this month, today someone from boardwalk directly came to my apartment to show the apartment to someone else without informing me , I was sleeping in my room in my shorts, the men from boardwalk opened my room door directly without knocking it , I was scared , I told him no one informed me that someone is coming to see our apartment, he said oh you guys are moving right so we need to show the apartment to another client’s, is this the way boardwalk works this should not be done , I should be informed, I understand that staff need to show the apartments to another clients but informing to people who are living in the apartment is important.
