Helm Properties shows concern and direction over our inquires and concerns.They maintain a positive relationship and handle conflicts effectively in a timely manor.

Helm effectively oversees property maintenance and repairs. They ensure the property is well-maintained and in compliance with regulations. Helm ensures timely collection of the condo payments and deals with any arrears.

They submit accurate monthly and yearly financial reports to the board and important updates to the property owners. They report and complete any government and tax preparation.

Helm collects at least three contractors for property maintenance and submits to the board for approval, then sets up the work to be completed.

The Property Management prepares agenda, meets with the board once a month and prepares minutes to be approved by board. Then meets at least once a year meets with the property owners for annual general meeting, or any owner required meeting.

Helm stays updated on property-related laws and regulations.

First when I purchased a condo in a building that was managed by Helm Property Management and I actually hired them to manage a commercial property that I was managing and they now manage the property. Joel couldn't organize a person to open a door let alone manage a building. He's very apathetic to his work and that his incompetents impacts others besides himself.

They planned to do a roof replacement in December for 3 weeks. I've never heard of a roofers working in the Winter unless it was a bandaid for proper weather. They've consumed our parking lot since the "work" started. It's been 7 weeks with most likely 2 more weeks of work left. My unit's roof has been leaking on week 5. When I told Joel, he said not to worry. "Water will dry". Does he not know what water damage is? It's hard to tell.

When helm went to look at units, they had 8 people look at each unit altogether. I have never seen maintenance teams work with a clown car system like that. I work with maintenance groups for my work and we get by with a lot less people and more complicated buildings. Don't trust these guys. We also don't plan large outdoor projects for the winter.
