We've just hired Colosseum for our strata management, and it was the best decision we've made for our strata to date.

Ciprian and Sorin are absolute professionals and they treat our homes like their own. Already, in less than 2 months, they've actioned on items that have been delayed for months with our old management company.

We are looking at switching Management companies (our townhouse complex was built in 2007 and we have had the same Strata Mgmt. Company that the Developer hired for the last 17years).

It was an accident & I believe our good fortune; that I ran into this company but more importantly working with Sorin & Ciprian so far! (We have a SGM on 30Oct).

After contacting them,I was sent a proposal the very same day and it was well done and they were totally transparent about their fees. The other Strata Mgmt. Companies we contacted send you a ‘draft’ agreement and after ‘digging’ through the first 25+ pages you get to the relevant Schedule A/B. They were also frank that any fee is based on the scope of the extra work put in & no flat% AND fee which another company wanted to charge us for Projects over $500k! For eg: A $2M roofing project would cost us $40k and 5% on projects over $50k.

Their motto is that they believe in Action not words. They are a company that is looking to challenge the Status quo (with a combination of people & technology).

After, a 45min detailed conversation with Sorin of our ‘wish list’; they made two presentations which blew us away!

Their technology consists of:
- Real time financials (3 colour coded,$ Budget amount Budgeted Vs Spent in $).
- Requests from Owner via login portal or email (color coded from start to finish).
- A Dashboard,that Council can view the status of ALL requests; from start to finish!! (6 different colours) and I believe Owner(s) can view their individual request once they register.
- Owner(s) have a chat option & access to Council meeting minutes, register vehicle plate numbers for Parking Enforcement.
- Council can approve Invoices, refuse invoices,can see the GL entry coding.
- Electronic folders ie Parking,Bylaw violations etc (we can get rid of our manual sheets on Google drive).
- Future Councils can now have all the information in ONE place Vs searching through emails, manual worksheets.
- Their AOL form impressed me because it makes sure BOTH the Owner(s) & Strata Corporation our protected via documenting WCB#, Tradesmen License# etc.
- I could go on and on….my sincere hope is that at the SGM Owner(s) too see the value. ie 1990’s management via Email Vs 2020’s great management backed by technology!

My hope is that more Owner(s) will volunteer to be on Council Vs the same Owner(s) who keep stepping up and experiencing burnout with our existing ‘dinosaur’ system.

Last but not least, to the best of my knowledge they are the ONLY Strata Management Company; that will refund 10% of your annual mgmt. , fee if they do not meet their Metrics. They also encourage constant feedback from the Strata(s) that they manage; thus constantly looking to make things better for everyone. To conclude, I got the feeling that they would have ‘our back’ and would encourage me to have their back (a two way street). In speaking to them, I have hope that a Council of (volunteers); can spend more quality time with their families and have peace of mind. They will also have confidence in knowing that they truly have a ‘pulse’ of the functioning of the Strata corporation which they have been entrusted with!

Regardless, of the outcome of the vote by Owners that requires a 3/4 majority; I personally appreciate their sincerity and no BS answers!

We had many problems and concerns with every PM company we hired. We were and are not a difficult building, with unreaslistic expectations. However, we seemed to have more than probabilty should allow share of little good luck. Ciprian came along and he seemed to have the right background in building maintenence and management so we gave him a chance. Don't tell him but he is worth his weight in gold...and he is not a small man. HIRE HIM if your not happy and as long as your group has at least one foot placed in reality, you will be very very happy you found this outstanding and very knowlegable man. Best of the best. DM
