Neighbours continue to stomp, thump, drag furniture, and disrupt my life. Emailed the property manager and again I was met with silence.

I did eventually receive a follow-up from management after over two months of silence. While I appreciate the outreach, the core issues remain only PARTIALLY addressed (clearly I needed to capitalize this). I continue to hope for meaningful and consistent improvement and will update this review accordingly if there is sustained resolution.

Uncommunicative. Unresponsive. Unprofessional.

I have the “pleasure” of living in one of ICC managed properties in Oakville. ICC Property Management has been completely absent when it comes to addressing resident concerns. I’ve submitted multiple formal complaints to the property manager about persistent late-night noise from neighboring units, but not a single one was acknowledged. They’ll send you cliche holiday messages but ignore your legit complaints.

As a paying resident, I expected at least basic accountability. Instead, I’ve been met with silence. Avoid this company if you value service, respect, or peace of mind.

I am reviewing Carlos Branco, ICC Property Manager at 380 Macpherson Avenue, Toronto. He is a very poised property manager, extremely knowledgeable and a pleasure to deal with. He makes sure that the property runs smoothly, and that his team is effective and timely. He is the best property manager I have come across in my 30 years in three different condo buildings. My wife and I recently spent 8 months renovating our unit in this building, and he made sure that things ran smoothly, but still kept my construction team in line, as he should. I know that he was recently promoted to a new position, which added another building to his responsibilities, but he continues to do a great job for this building. This is my first time living in a condo, so I didn’t really know what to expect from a property manager—I wasn’t even sure what they did. Now I know, and Carlos Branco has set the bar incredibly high.

Carlos is everything you’d want in a property manager and more: professional, attentive, and highly organized. He’s also very personable—I think he knows everyone in the building—and it’s clear he always has the owners’ best interests at heart.

Despite wearing many hats and managing every aspect of the building, Carlos always maintains a pleasant, approachable demeanor and somehow finds time for anyone who needs him.

I've had the pleasure of dealing with Marcelo our property manager at King Street West, he is diligent and is actively trying to put systems in place to make it easier for owners to have ease of access when working with fixing problems in their units. He has been very helpful and kind. In the twenty two years in owning it is such a pleasure calling a property manager and leaving a conversation feeling comfortable and not disdained by rudeness or not getting any results. Our building recently switched PM companies to ICC. I can say that dealing with our new PM Marcelo is invaluable and a pleasure. He has been a breath of fresh air as he communicates promptly and effectively and actually cares about the tenants and their needs. I am more than pleased with this company and feel confident that they are in charge of our building.

This company needs work from the very top all the way to the property managers onsite. I own a condo who is managed by ICC, and they lack communication and skill. They tried to get us to pay their insurance deductible for a drain that had been clogged for months and was not addressed. It flooded our unit. When trying to communicate it was either no response or condescending response. And all together no communication when it was proven they were at fault.
I truly believe you learn from your bosses... the bosses and CEO do not reply to emails or address hard issues. Judy is not an effective communicator and is not able to acknowledge when she makes a mistake, and the CEO Stephen does not reply to emails.
