This is my 3rd review now on this apartment. We have lived here for almost 2 years now and it has had its ups and downs.

I will say now that the building has become really well maintained, clean and pest free. Oxana has made some amazing changes… it now feels more of a community as well as a nice place to live. The property is well taken care of and for the first time the beautiful back of the building is clean.

I can now 110% recommend this building to live in as I’m very happy to reside here.

We lived here for over a year, and the location is excellent. The building is new, with impeccable acoustics. Furthermore, the few maintenance requests were promptly addressed by competent professionals.

I appreciate the time we spent living here with our family. I also appreciate the support and assistance provided by Nadir and Oxana throughout this period. Always professional, they showed empathy even in challenging situations, proving to be good people.

The Le Quartz apartment has always been extremely quiet, even being located on Decarrie. The construction is excellent and recent. The entire structure is well-maintained, always clean, and with adequate maintenance. Additionally, the adjustments were made with fair percentages.

Due to personal reasons, I had to move. Fortunately, I was able to count on Oxana and Nadir, who handled the situation with professionalism and humanity.

I appreciate it, as Le Quartz was our home for over a year, and we only have reasons to be grateful.

Michael Rogov was a real pain.
He was very polite and nice while showing us the apartment. Once you sign the lease, he will show his true behavior. The maintenance is a joke - Our AC started to leak a blue fluid, we complained multiple times but no response. There is also a noise issue from the vent.

When we signed the lease, they gave us the apartment in an average condition and expected us to clean it thoroughly. I cleaned it thoroughly nevertheless.

They held my deposit for key and AC-remote for nearly 2 months (Michael Rogov went on a vacation), and management didn't have the minimum technology in this 21st century to transfer the deposit online or mail a check to my address. I had to go and collect my deposit in their office personally after 2 months of multiple calls.
However, the janitor was excellent and very helpful and friendly.

By the way, Michael Rogov is the same guy who worked with the previous management (JOIA Decarie), and as mentioned by the other reviewer Michael Ricciardi this is not in line with the honest Google review policy. Very dishonest review.

Terrible place to live in. Period.

At first sight a new building with cute modern rooms....The reality is building is full of defects.
Ask people in the building, they are not happy.

Avoid top floor, AC compressors located on roof make it difficult to sleep. Problems with oven air vents cause sporadic noises also. Avoid paying for outdoor parking…people often steal spots and car break-ins are commonplace in the area. Vandals also entered building and broke into mailboxes recently.

FYI There is no validity to the previous post below. He was part of the former management at the building. The post is an infringement of google review terms. Needless to say not most honest / transparent guy.

I moved in October 2022, I have no issues with my move in and my apartment. George the property manager is a nice gentleman. He made sure all I needed to settle in was provided.
