⭐ FRAUD ALERT — Avoid Ambiance Capital (Durocher McGill) ⭐

Ambiance Capital is by far the worst company I’ve ever dealt with in real estate. They present themselves well with new buildings, but behind the façade it’s nothing but exploitation.

They have entered units without consent, caused damage, and then tried to charge tenants for it. When it comes to returning deposits, they ignore emails, block calls, and make every excuse possible. Repairs and maintenance requests are also ignored.

In my experience, Alejandro Yanez Mujica and his team have been completely untrustworthy. Many of the glowing 5-star reviews appear fake or written by employees — the real reviews tell the actual story. I wish I had listened to them.

Save yourself the stress: Ambiance Capital is a nightmare. Strongly recommend avoiding them at all costs.

Overall great experience. Apartment was right next to McGill and the plateau. Janitors and management are really helpful too

I have been with Ambiance Capital for more than 5 years and had an amazing experience. All problems in the apartment were well addressed (once, the refrigerator wasn't working and they provided with a spare one for few days before getting a new refrigerator). The janitor in the building is extremely helpful and is always available. They have an office in the same building and the management staff is quite friendly. Rent is reasonable compared to those of the studios nearby.

If I could give 0 stars I would. Dishonest from the start. A bunch of thieves actually. They demanded a deposit which is illegal in Quebec and sadly I paid it. So, they were in breach of my contract right from the beginning. Long story but do yourself a favor and do NOT under any circumstances rent a place from this company. You will instantly regret it.

Don't even get close to this th...ief company.
I lived in the 3512 Durocher for a year.
1. Rent is dramatically high, electricity is not included, and the internet is always moody. This rate doesn't make sense at all.
2. They ask you to pay the first and the last month at the same time before moving in which is totally illegal!
3. They asked for 50$ key deposit that never was refunded! The won't return that money.
4. Walls are thin, even if you speak normally, the top, bottom, left and right neighbors can easily hear your voice.
5. Landlord who is a ru..de_je.w.ish guy, agent, and janitor are dishonest and not respectful.

6*. They easily walk in to your apartment when you're not there, damage something and will fine you for that. Believe me, it happened to me when I wasn't at home! Specially when they are aware that you're going to move out soon.
7. The building is not in the good shape. I had issues with toilet many times. There is a huge window which is nice in terms of lighting, but awful when you see dust comes in fast and sit on your stuff. Also makes your room freezing during the winter.
8. For a small studio you will need to pay at least 80$/m in winter for Hydro.
9. The laundry time is short, while the rate is high.
10. Units are hot in summer and freezing during the winter. There is no air conditioning.

Overall as I said do not even think about this terrible company and its buildings and also ask your friends to stay away of this fra..udul..ent company.
