I rent in one of Callahan’s properties. I’ve been here over 2 years and am extremely pleased with my experience. The on site manager Kaitlin is honestly one of the nicest, friendliest people I know. If you have an issue, she doesn’t take forever to get back. Her response time is so quick. Her and her husband keep the building extremely clean. I feel heard and I feel safe in the building. I have also had the pleasure of speaking with Erin, the property manager. She too has gone above and beyond for any situation. She is friendly, understanding and professional. She also is prompt when it comes to resolving issues. They both deserve 5 stars! Great place!

Absolutely terrible management. Was in a rental unit for 11 years having great relationships with all of the 5 different building manager's, even as far as helping out at times with snow removal, lawn mowing, going for lunch etc..all good up until these people named Mike and Cindy Horyza took over. They had absolutely zero experience in managing a rental building prior they said. When they started I showed them around the building's mechanical rooms etc and offered lots of advice, most they followed and appreciated except for shutting down the buildings fresh air system and closing all the fire doors and propping open the laundry door, all of which is a serious fire code issue. After numerous attempts to rectify the danger to all the tenants, with no action taken I had to call the fire department and report it. Shortly after I received a phone call from Mike stating that they got into big trouble and was going to cost Callahan alot of money for upgrades etc. I was told to start packing because I was to be on the street real soon. Days later I started getting notices posted to my door claiming people complained about my medical cannabis use that I've had a doctors prescription for for 8 years with not one complaint. I went to the news and Global Okanagan did a story on it (link provided below). After it aired I never heard another word about it except from other tenants in the building thanking me for standing up to the "bullies" or anymore complaints, for exactly one year and one week later (one year grace period), then all the sudden the neighbor below for the past 9 years had been complaining about noise. Never once in 9 years did he file a complaint, to filing 7 different complaints in 2 weeks, 5 of those days I was working out of town. Yes I lived there alone. So these warranted an eviction. I appealed it and lost of course. During the arbitration meeting it seemed like the big boss lady Lora-lie Wagner talked like she was friends with the "judge" like she had done this many many times before and was acquaintances with her, so i knew before it was over that i was going to lose my home of 11 years to lies and greed. So I was given a 48 hour notice to vacate the property. The neighbor below was given a completely renovated suite at the opposite end of the building prior to my eviction, also Mike and Cindy Horyza were fired, yet I still had to go. They sent in the bailiff to do their dirty work as they knew I was being done dirty and couldn't face me COWARDS! ßIt cost them though, ALOT! but has paid off in end. As per rental laws they were unable to significantly raise the rent yearly so the $900 rent I was paying for the 2 bdrm unit went up to $2000 shortly after my eviction. Callahan Group and Loralie Wagner are very greedy and evil people with ZERO compassion. You've been warned!

Callahan Property has been amazing to work with over the last 3 years. We lease a commercial space and our property manager has always been professional and on top of things. This is easy to do when times are good and I'm so pleased to say that even with all the challenging times 2020 has thrown at business, Callahan has continued to work with us to ensure we all do well! Building manager is no help at all. And the main office doesn't reply. The only time they reply is here on these comments under these reviews. I've been living there for over 4 years. I've had so many issues I had to report to building manager, and nothing gets done. Others also in this building have reported this issue with nothing happening. RCMP has been called by just everyone already. I had knife pulled on me already on the property by street people in the garage. And they do not care to spend money for safety. Lack of security.

*Residential building review- have lived here for more than 6 months.

So far a very disappointing experience. My building has had a lot of problems with things such as the elevator not aligning by about 8" vertical, homeless trespassing into people's balconies, unanswered maintenance etc.
When I email on the behalf of elderly residents they say that they just like to complain and they're not changing things for them.

EDIT: I emailed the address Callahan left and there's no response. I have been emailing with their Property Manager for my building and she says that she's the final say. So all the elderly in my building will continue to be unable to use their walkers to access the elevator, and we will continually have things stolen due to the building not wanting to install ANY security.

Due to this there was no video recall of multiple circumstances of harassment that happened where the RCMP was called.

I tried speaking 'with' them, in regards to properties but got nowhere. They were very rude and unhelpful and I was being talked down to like a child.
Dealing with Colliers and Royal LePage was a MUCH more Professional and Respectful experience; they responded in a more timely manner. They took the time to understand and listen to what type of property I was looking for. Unlike, Callahan which seemingly shut me down and shooed me away before listening to much of what I had to say; presumably due to the fact I wasn't a known franchise.
In my opinion, the bad attitude seems to trickle down from the top at Callahan Properties.
