Unless you love ants/cockroaches/various pests, run far far away from this building.

I have lived here for 2 years, and have been suffering with pharoah ant infestation for all of the 2 years I have been here.

If you like having heat in the winter, forget about it here. I cannot even count the number of nights I have gone to bed freezing, and woken up with chest pain from the constant cold air on my back.

Aside from that, constant water shut-offs, and fire alarms.

Save your money and stay away from this building.

****Edit - more recently, amongst the aforementioned issues, the building has done hack job repairs in my unit for the last 3 years. When I said I would hire my own contractor to do the job properly but that I would expect to be reimbursed for my expenses I was threatened with eviction by Todd Spencer-the director of Park Property.

****EDIT building finally (after 3 years) agreed to fix water damage in bedroom and bathroom but didn’t explain the scope of the work to us, it was intended to be a 3 day project where we would have NO bathroom and NO bedroom and they refused to provide accommodations for us during the repairs. I was told by Marios P that the “BEST,” thing they could offer us was for us to set up a mattress to sleep on in the common area lobby at 265 Balliol.

Mice, cockroaches, ants, water damage. constant elevator closures, water shut offs, pool “repairs” for 3+ years, fire alarms without explanation. Everything is “fixed” with bandaids and nobody in charge actually cares to make proper repairs or about tenant happiness. Management is rude and lacking empathy. Dog poop all over the green space around the building. It’s been sad to see this place go downhill so badly over the last few years. New tenants get all kinds of incentives and bonuses for moving in, but older tenants get ignored. The area and the tenants are great, and that’s the only reason I’m even giving 2 stars, but there are better buildings to live in. Also, I noticed this building is listed as accessible. It is NOT. The laundry room and parking garages both require the use of stairs to access.

This place is deplorable. Giant mice infestation that they do nothing about, same with roaches no matter how clean your place is. Management is horrendous, nothing will ever get done either. Need a simple repair? Won't happen. Need a replacement for something? Good luck. For an example, there was a light fixture from IKEA that was already in the place when I moved in. $30, I know because i bought the same one before. They charged me $200+ to replace it when it broke because of the apartment above banging on the floors all day and night.

THIS BUILDING RECEIVES ON AVERAGE 120+ COMPLAINTS EACH WINTER DUE TO HEAT PROBLEMS. Many of us go without heat all winter, last year when I called 311 for the millionth time they had told me this number themselves. Radiators are old and do not work, they give you a thermostat but it's not even attached to anything. It's just decoration, I know this because it fell off the wall and it was just a box alone. No wires no nothing, the wall was smooth behind it too.

Construction is going to be ongoing for years next door, it will also happen on the other side of the building for years as they are removing every building behind it too. It is 6 days a week usually and non stop until around 7pm, they do work well past noise ordinance hours occasionally too. IT IS LOUD! No matter where you live in the building it's extremely noisy.

DO NOT MOVE HERE! For the price of rent you can literally get a nice, clean, upgraded place for the same price. Also they've done illegal rent increases before over the years, did it during COVID three times as well.

Been here for 3 years+. No complaints about anything. No ants for us. Ever. No bugs ever. New renovated unit when we moved in. New Kitchen(stove,fridge,dishwasher) German made ceiling to floor windows. Heat is always on. Even when it's freezing cold we find it too warm. Underground parking is secure. Security in building is normal. Cameras and security checks by company. I don't know why everyone is complaining. There are alot of fire alarms and tests, but, other then that we love living here. Having complete New Kitchen(counters and cupboards too) and bathroom made it feel all brand new. And clean.

Sadly the place has really gone downhill there are cockroaches everywhere this building has become a regular roach motel. You also get to pass out from the crazy heat they pump in year round sometimes I wonder if this is hell because the temperature sure says so… There is no relief it never stops. Constantly bothering you but almost never to do something actually useful. Dirty as hell dog doodoo all over the property lots of dirty tenants who don’t pick up and let their dogs go anywhere and some of the dogs behave very badly.

Park Property Management, great place for 22 yrs at 221 Balliol, staff wonderful, maintenance 1 or 2 days fixed UNTIL Summer of 2024, - all new staff.The Building Manager and Assistant Manager of above building are the worst according to many of the tenants I've spoken to, even going to the extent of these 2 Managers lying, which has made the building going down quickly and now has tenants that dispise Park Property Management. Manger hasn't done anything to keep up the building and ignors tenants requests. Rent is extremely high for new tenants with no amenities and especial with the worst staff. The cheapest and worst renovations.
