I have lived in our condominium (Highpointe Estates) for 14 years now and we have had 3 different property managers from this management company over the years. The service had deteriorated since 2020 with newly elected Board of Directors and the new president, the current property manager and the landscaping company. The president does not even live here, and a member of the board who is an elderly person was hired as a handyman to fix most issues around the condominium.

Everything takes long time to fix here from simple tasks to restoring lawn destroyed in 2021 when our deck was replaced during the 1st phase. The new decks were completed in June 2021 and the lawn was not reseeded until August due to repair of the irrigation system. The work on the old decks was started in April when heavy equipment mixed grass with mud and by June, we had bare soil with no lawn left on the ground. Even then after two months of repairs and waiting, several sprinklers did not work, and they had to fix it again. In 2022 our lawn was not watered at all due to the 2nd phase of decks replacement asking owners/tenants to do it themselves.

It took a month in 2020 to figure out why our front lawn was not watered and another month to adjust/replace sprinkler nozzles. It's possible they select contractors like Elite Landscaping (Now Xcel Landscape Services) who cannot make quality job from the beginning. They cut grass the next day after heavy rain, damage lawn and downspout extensions with mowers, park their trucks/trailers in front of a fire hydrant across a no parking sign or dump snow mixed with gravel on the ground tearing up what was left of the lawn.

Almost always I need to follow up a week or two later if an issue is taken care of. If you follow up too many times they send a Cease-and-Desist letter. In 2023 they threatened me to impose a financial penalty for every email they deem unnecessary as I had sent “too many emails” since January 1st. Apparently, they counted all my emails including replies and follow-ups. Actual emails I sent with a new subject were 3 times less than the total amount. Also, I’m the owner of the unit and pay monthly condo fees on time that are more than doubled now since 2011 and should have the right to send as many emails as necessary.

I have been asking to remove a magpie nest from an evergreen tree, followed up 3 times but it's still there. Luckily the magpies abandoned it and moved to another tree. Our outside telecom box was broken by a piece of ice, and neighbours' damaged by a mower, still not replaced and nothing was done to prevent ice from falling from the neighbor’s roof. Also, the front downspout extensions are in poor condition for many units. It does not surprise if they are repaired/replaced by one elderly person and not a professional company. It took over a month in 2020 to prevent one owner to stop using the guest parking lot during night hours after sending multiple emails and pictures of the offense. On the other hand, they quick enough to send you a warning letter if you take initiative and care about your own unit.

It has been 2 months now since the lawn in our condominium was watered last time due to some construction work. There was no communication provided nor a notice put in the garbage garage of the upcoming outage or how long it would take (Updated August 2025).

Reply to the owner: All my emails were sent in a polite and courteous language, and I have experienced quite opposite when my questions were either ignored or replied in unfriendly and impolite manner. The experience did improve since 2023 and most likely because of this review.

Her attention to detail is unmatched — you can tell she genuinely cares about her work and takes pride in everything she does. This is more of a dig at MVT Condo Board, who are more bullies than Condo Board members. They operate the Mountain View Terrace Condos in Springbank Hill SW, and if you are thinking of buying or renting here, DON'T!!! They are a bunch of Condo owners who clearly have nothing better to do, than spy on people and meddle in their business for the tiniest little things! At one point there were 8 units up for sale, and a good majority of them were because of the incompetent members who only like to Flex!!! Diversified hasn't been the best to deal with either, but I'm sure it's because they have to go through those fools at MVT!! You have destroyed a beautiful little Condo oasis with your inability to properly care for Condos!
Diversified, if you have any say, get a new Condo Board that isn't a cliquey and biased, and hire a company who actually knows how to run one professionally as an outsider!! Major thumbs down to both, but most MVT!! 👎👎👎👎👎

I lived in a building unfortunately and extremely poorly "managed" by Diversified Management Southern and cannot recommend strongly enough to AVOID this company at all costs.

They do not answer their phone or email in a timely manner if at all including ignoring follows up and reminders. Worse yet is becoming promised that you will receive a call back and then DMS not following through on their words.

I have been in the Real Estate business for over 20 years. I have dealt with many management companies in the past including this one and have never had a positive experience and could not recommend any of them in the past. However, my recent experience with Kelly Heinz and Diversified Management Southern has finally given me a reason to have faith in management companies again. To start with, they provided documents on the same day I ordered them. Then they responded to requests for documents not available on the website by the next day. Then phone calls to the office were picked up immediately and answers to my questions regarding a rather complex matter within one of their complexes was handled with detail, professionally and efficiently. Kelly even followed up with a comprehensive email just 15 minutes after the phone call to summarize her explanation. Please keep it up, I finally have a Management company I can recommend to my clients!

Do you want a property management company that NEVER answers the phone or emails? Then choose Diversified Property. All the owners in our condo complex joke about how bad they are. It really is quite stunning. I won't accept this unacceptable behavior. I am going to research other property management company and I am going to talk to the board at what can be done. Unfortunately I had to give them 1 star in order to post this. They have done nothing at all to even get a star. Check out my other review because I usually only post good ones that get a lot of views

A huge thank you to Tristan, Senior Property Manager, for her kindness a few months ago when there was an incident pertaining to me. Only realized this past weekend because did not check certain documents. I truly appreciate the favor you did for me dear Tristan, and in my estimation, you are a credit to Diversified Management, because you definitely go above and beyond the extra mile to provide A-one, excellent service to the residents of Buildings 1000, 2000 & 3000. To the people who have nothing better to do than criticize you, perhaps they should sit back, relax and put themselves in your position - you are only one person and in the 4-1/2 years I have been living at 2000 Legacy Blvd, have never had one single issue with you. You always followed up, either via E-mail or phone and in a very prompt manner. I mantain it is all in the delivery and if you exhibit patience and understanding, whatever issue you are not pleased with, perhaps you should sit back, relax and realize Tristan is only one person that endeavours to maintain all areas of the buildings and does a fabulous job, as does Sharon, on site Property Manager.
