One time, I had a leak in my toilet. It took this company a week to send someone to fix it.

I had continual issues with my bathtub not properly draining, and they sent a plumber multiple times. It was only on the last visit that the plumber removed a sock from the drain, which still didn't solve the problem. They are only available through a contact form on their website, and they screen calls to their publicly available phone number.

I had a professional cleaner spend two days cleaning my unit when I moved out, and they still charged me for seven hours of additional cleaning.

Sometimes, I would smell cigarette and marijuana smoke in the hallways coming from other apartments, and other tenants had multiple emergency visits after loud mental breakdowns. One of the nearby apartments seemed to have 10+ people actively partying at all times, who would circumvent the building doors by entering through their ground floor window.

The locks on the common doors were in poor working condition and took months to be addressed. During my move out inspection, the representative was hostile about tenants and complained about people leaving furniture at the dumpsters while implying that, because I was moving out, I was somehow to blame.

They increased my rent by $200+ shortly before circulating a message about the cockroach infestation in the building.

While not all of these issues are equally relevant or unpleasant, they paint a pretty clear picture of a small property management company that can't effectively maintain their units or treat their tenants with the dignity and respect that should be shown to all people. Please heed my words and seriously consider other options before becoming a tenant of Opel Management.

We've been living in a unit ran by the Opel team for nearly two years now. They are extremely responsive, and work hard to manage the challenges that come with heritage buildings. The building is quiet (as much as it can be downtown) and clean (we continue to have familiar faces coming in for maintenance.) We've primarily worked with Rebecca who is always warm when we see her...even when it seems like she has a to-do list a mile long. Much appreciated, Team Opel!

I have only kind words to say about living here. All the issues are always resolved with the thought and on time. Building to live in is very very quiet even it is so close to busy street. Neighbors are so calm. And Rebecca is an amazing person to deal with! 🙂

I really enjoyed my apartment on 19 ave, I was really upset when the fire happened as I had no desire to leave. The rent was manageable and the size of the apartment was great, given the close proximity to downtown. Overall I really enjoyed living there and I had nothing but good experiences with management.

kind of crazy how all the bad reviews of this company seem to magically disappear, yet when I was living in an Opel Management owned building all my neighbours were incredibly dissatisfied. the building was unsafe, my neighbours door (a young woman, btw) was kicked down by a random person who came in off the street. the units are infested with bugs. 2 dumpsters for two buildings only emptied once a month so they’re constantly overflowing and you have to put your garbage beside the dumpster (like everyone else). but, i’m sure you can just listen to the positive reviews the company and it’s employees are leaving about itself (which is a conflict of interest, by the way).

reply to my review, opel management! it makes you look very professional to attack your previous tenants on a public platform, while admitting no faults of your own. embarrassing! shame on you. the only good part of this company is the male landlord in his early 30’s who’s name i’m not sure of.

Terrible management, the washing machine was out of order for 2 weeks, they never reply, only to collect money. Building on 19 ave was in terrible state, carpet smelly, floors crack, holes in the ceiling, avoid!!!
