I've had the opportunity to work with Al and Michelle at ACD Realty periodically over the past few years to rent out our apartment. I can't say enough good things about how professional, responsive, thorough and easy to work with they are. They did a great job making the rental/leasing process easy for all parties involved. Al and Michelle are fantastic people. Al and his team at ACD Realty managed my 1-bedroom condo during the 17 years that I was outside of Canada, living in Japan. I visited the suite only 3 or 4 times during that period, but knew that it was in good hands, so was never concerned about the quality of the tenants, emergency response, etc. I received regular reports from ACD Realty in regards to strata regulation changes and other matters. I returned to my condo in 2017, and found that the original appliances were in great condition, even after 17 years as a rental unit. Al helped with my return also, by arranging a thorough cleaning, and by recommending service providers for some renewals that I wanted to make to the suite.
In addition to their professional attitude towards looking after the physical property, ACD was also very careful about screening tenants, who generally ended up staying for several years. ACD staff are very well-organized, and often provided reminders several weeks in advance of required procedures. I was mainly dealing with Al directly, and he was always fully available, friendly, and enthusiastic about his work. Property management is not just his job, it is his passion!
If you are looking for a CPM manager with knowledge and experience, and the people skills to deal with you and your tenants, you will be fully satisfied with ACD. They are familiar with rental rates and expectations, particularly in the New Westminster, Burnaby, and Coquitlam areas, so can ensure that your suite will find a suitable tenant. My place was rented non-stop for 17 years, with no periods of vacancy. I considered their rate for service to be competitive and reasonable, but please feel free to get a quote from them for management of your property, and find out for yourself.
In addition to their general professionalism and organizational skills, you will simply enjoy working with the people at ACD.

Al has been managing our properties for over 20 years and he has always been reliable, professional and goes above and beyond for his clients. Prior to meeting and dealing with Al, we had problems with the tenants that our previous property manager found and there was constant changeover and damage. Upon deciding to seek the support of a property management company as a new landlord, I conducted some on-line research and reached out to ACD Realty Corporation to inquire about possible assistance. Al returned my call immediately and arranged to meet with me shortly thereafter in accordance with the prevailing Covid-19 protocols. He examined the premises both internally and externally, sought relevant information on my plans & objectives as a landlord, and provided follow-on practical advice and suggestions for readying the house for rental. With his extensive industry knowledge, Al was also able to help me establish realistic expectations associated with all aspects of the leasing process, from advertising to tenant screening to lease agreement (i.e. Residential Tenancy Agreement) contents etc. He was very responsive to any questions I posed (which were numerous) as a first time landlord and kept me promptly updated throughout the leasing process via e-mails or tel calls. My overall impression of Al and his team is that they are very experienced and service-oriented firm, which I found important to rely on going through the various rental steps for the first time.
