I have had the pleasure of renting 2 properties managed by ACSO. Their team has taken great care of us. They are very responsive and very polite. We have not had any issues with any of the properties, if there was something not right they took care of it promptly. They have considered me a valuable customer even after I have given my notice that I will be leaving, usually property management companies change once they find out but not ACSO which shows their integrity. I would definitely recommend reaching out to them if you are interested in renting in the area. If you are a prospective client which i hope to be, I would definitely recommend them to manage your property. I can say I was a very happy tenant which leads to great relationships and everyone benefiting. Diane and her team helped find a beautiful rental property for my family. They professionally handled all our paperwork and follow up calls until the day of our move.. We did a thorough walk thru of the property with Diane before moving in and all the fix ups we pointed out were taken care of before our move. 9 Martin Ave has structural issues for over 10 years now and not touched.

6 weeks ago the sewage exit line backed up into the laundry room. The plumbers cleared the block, but no one came over to clean up the mess. How we have a fly problem in addition to the floor being covered in raw sewage.

We are looking at getting a lawyer.

Having owned multiple rental properties in the past and having dealt with many property management companies, ACSO and their team have been nothing short of fantastic! Everything has been taken off my plate and handled with great care, efficiency and professionalism. I wish all management companies could be as great as Diane and her team! Highly recommend!

Having been with several property management companies as a landlord I have to say that Diane and team are awesome. Having multiple properties and being from out of town I trust that my properties are being manged properly and that my tenants needs are being met so that everyone is happy. I believe that a lot of these reviews are from disgruntled/evicted tenants as I can tell you all my tenants are happy with the service ACSO provides.

Yes Diane asked me to write a review on Google, but she seems to be a very honest, kind, and truthful person. When she first showed me my apartment she encouraged me to ask for anything that I wanted changed. I asked her if we could get rid of the carpet and she called the landlord on the spot and set up for the nasty old carpet to be replaced with a beautiful laminate flooring that spans the entire apartment (excluding the bathroom of course). The painting of my apartment was also done ahead of schedule which was nice. When she came into do the fall inspection she was once again very kind and made notes of any problems we had. from what I have seen from Diane ACSO is a great company with great employees. Any property owner would be smart to work with them and any tenant blessed to be under their care. I think most of the 1-stars reviews are from people who are a bit more difficult than the average tenant. If Diane turns out to be a back stabbing monster as promised in other reviews, rest assured I will rewrite this review and give you the gripping narrative of lies, deceit , and betrayal.

The staff have been a dream to work with while renting out my townhouse. Diane and Amy were with me every step of the way and responded to any questions within a few hours max. Extremely knowledgeable and supportive with creating virtual tour and posting to being present for walk through with potential renters. Recommend them100%!

Critical repairs like holes in walls and ceilings caused by contractors take weeks to repair with little or no communication.

Lack of hot water to a stack of units took over a month to repair, with almost daily calls from multiple tenants.

There is poor communication about when contractors will be in the building, causing noise often as late as 9 or 10pm on weekends, which is difficult when working from home (the response from ACSO was "we don't know their schedules for coming in and out".) - a landlord not knowing when people they're paying will be in the building?

No recycling pick up or green bin pick up.

Community bulletin board removed after tenants were using it to discuss their rent and unfair rent increases (breaching grandfathered leases and contracts).

Even the repainting job they did on the walls and foyer were beyond cheap.

You'll notice all the positive reviews are from owners, and the negative reviews are from tenants. Do with that information what you will.
