For your own peace of mind and overall health, please consider the negative reviews before signing a lease with this company.

I would definitely recommend moving into a unit managed by Baytree if you want to be treated like you’re the problem from the start.

This is a horrible property management company. Their team will 100% gaslight you and give you a run around instead of making an effort to help you. Unresponsive, inconsiderate, takes forever to reply to simple emails. You will never get a call back.

My partner moved into a unit managed by Baytree nearly 2 months ago. The unit was not cleaned before they moved in, though Baytree claims it was. There was a dirty used needle and cat feces on the balcony. The entire unit REEKS of cat urine and cigarette smoke. The fridge does not work and leaks water. The dishwasher does not open all the way. The detergent drawer in their laundry machine does not open.

This has all been communicated to them by voicemail and email. After several emails/ voicemails they only responded to ONE of the concerns. What is the point of having a “move-in checklist” if the issues found during a checklist are overlooked and you refuse to make things right? Why is it the responsibility of a tenant to bend over backwards to try to get the space they are paying for to be healthy and clean AFTER moving in? They have recently responded saying they replaced the floors and did cleaning in the apartment before my partner and his roommate moved in which is so far from the truth, because otherwise their clothes would not reek of cigarette smoke.

After seeing how they respond to other tenants with similar issues, I’m not surprised by the treatment my partner and their roommate have received a month into their lease. Instead of holding themselves accountable, Baytree associates will try to turn it around on tenants. Truly disheartening.

Absolutely terrible experience with Baytree Property Management. The unit I moved into was not cleaned at all – the floors were sticky, and there was visible dust and dirt. They sent me photos claiming it was clean, which was simply not true. The washing machine was broken from day one, and even after multiple emails, there was no reply for several days. Their phone line is almost impossible to reach, and when I finally got through after countless tries, the attitude was extremely rude.
Looking at their responses to other reviews, you can see a clear pattern: they always blame tenants or vendors instead of taking any responsibility themselves. My issues are still unresolved, and I strongly advise anyone to avoid this company.

I have nothing good to say about them. Weeks to manage a lease, poor and inconsistent communications with sometimes days to respond. Will talk over you when you finally get them on the phone (if you can) and make zero attempt to really help.

If this is the company managing the place you are looking to rent, find another place.

As a current tenant, I am extremely disappointed with Baytree’s handling of essential repairs. The dryer in my unit has been broken for weeks, and I was told it could take up to 12 weeks to receive a replacement part — an unreasonable delay that significantly disrupts daily life.

Instead of taking responsibility or offering rent abatement or temporary support (like laundry credits), Baytree’s response was to tell me to claim it through my own tenant insurance — even though the appliances came with the unit and are clearly their responsibility under Ontario's Residential Tenancies Act.

Communication has been dismissive, and the lack of urgency or accountability is unacceptable. I do not recommend renting from Baytree if you expect timely repairs or basic respect for tenant rights.

If I could give zero stars, I would. The property management at 95 Oneida is absolutely terrible. They are unresponsive, disorganized, and make even the simplest requests feel impossible. Emails and phone calls are routinely ignored. The building is poorly maintained—elevators are constantly down, garbage areas are a mess, and common spaces are neglected.

On top of that, the visitor parking situation is a joke. Tenants are only allowed 8 days of visitor parking per month, and even that barely works—half the time the system doesn’t function properly, leaving guests stuck or forced to find street parking. It’s frustrating and embarrassing.

Living here has been nothing but a headache. Tenants deserve better than this mismanagement. Avoid this building if you have other options.

The management at 95 Oneida is extremely frustrating to deal with. One of the worst parts of living here is the visitor parking situation. Tenants are only allowed 8 days of visitor parking per month, which is already unreasonable, but what’s worse is that the system barely works. It’s glitchy, unreliable, and causes constant issues for guests.

It honestly feels like the management is doing everything they can to make it difficult for residents and their visitors, almost like they’re setting people up to get ticketed. There’s no flexibility or proper support, and when you try to reach out for help, you get no response.

Instead of trying to make life easier for the people who live here, they create obstacles. Between the poor communication, lack of maintenance, and parking headaches, it’s clear that tenant experience is not a priority for them. Very disappointing overall.

Last year, we moved into a building managed by Baytree Property Management, and it was by far one of the worst rental experiences we’ve had.

The unit we were given was in poor condition from day one. There were multiple issues including:

A broken kitchen hood light that never worked

A non-functional oven

Mold in the bathroom

Unpainted, scuffed walls

No lights in the bedrooms

A broken window in one room that wouldn't close completely

Severely clogged sinks in both bathrooms

A dirty washing machine with neglected filters

No cabinets in the shower, which they later falsely claimed we “stole”

Despite repeatedly reaching out to Baytree about these problems throughout the year, nothing was ever fixed. We had no direct contact with the landlord, so all our communication had to go through Baytree—and it was incredibly frustrating and unproductive.

To make things worse, after we moved out, they had the audacity to charge us an additional $180+ on top of the deposit for supposed damages. They blamed us for:

“Ruining the walls” (which were never painted before we moved in)

“Breaking the kitchen hood light” (which was already broken)

“Stealing bathroom cabinets” (which were never there to begin with)

This felt like nothing short of a scam. Instead of investing in maintaining their properties, they let tenants live in subpar conditions and then make false claims upon move-out to squeeze out extra money. It’s pure profit-driven behaviour with no regard for tenant wellbeing.

My advice to anyone moving into a Baytree-managed property (or any rental, especially in downtown): Take detailed photos and videos of every inch of the place the day you move in, and email them to the property manager so there’s a dated record. It may be the only thing that protects you later.

We tolerated all of this for a full year, and to be blamed and charged on top of it is just infuriating. Would absolutely not recommend.

Baytree Property Management has been unresponsive; they do not answer calls or reply to voicemails. In emergencies, they are particularly unhelpful as they fail to pick up the phone. Today, I was locked out of my unit for an hour because the condo management changed the keys while I was away. Although Baytree Property Management received the important notice about the new keys the day before, they did not inform the management of my tenancy in a timely manner. This resulted in my not receiving the new keys and being locked out of my unit. For your peace of mind as a tenant, I strongly recommend avoiding Baytree Property Management.

UPDATE: In response to the reply from Baytree, I want to clarify that I did not receive any email prior to the lock change. In fact, I was the first to inform them about the situation beforehand, but they seemed unaware. It appears their business policy is to avoid addressing any negative reviews on Google.
