if i could give zero stars i would. this company has been a nightmare to deal with since we purchased our unit. i've had home repair issues that have been ignored by brydges for over 10 years that i finally addressed out of pocket because we just got nowhere with them. Now it seems, they start billing homeowners directly if their contractors miss appoinments for routine maintance even when appointment times and access are pre-determined. make that make sense to me brydges.

any homeowners or contractors or anyone out there who plans to have dealings wih brydes please reconsider. My sky high condo fees should be put to much better use then this.

I find it difficult to give a bad rating for a bui because it does serious harm to that operation, yet Brydges Property Management struggles to deserve even a 1 star. We ended our lease with one of their properties in April and did not receive our security deposit until August, without the interest they are legally required to pay. The Residential Tenancies Act requires that security deposits are returned within 15 days. Brydges commented that our unit was cleaner than when we took it over. The employee doing the inspection commented that the unit was "like new" even though the building is about 45 years old. At a meagre one half percent interest paid to the tenant, Brydges can hold a tenant's money for a couple of extra months, drawing five percent interest on that money. With several thousand units under their control, they easily could rip off all these departing tenants for thousands of dollars. Individual tenants would not bother to try to fight for the few dollars that Brydges is cheating them out of, so the company's unethical behaviour gets rewarded. I consider this company to be highly unethical, bordering on the dishonest. It was only due to our persistence that we were able to get our deposit back in a mere 3 months.

The most unprofessional company I have ever dealt with. We pay fees for minimal work done! My unit is in respectable Tuxedo and it looks like we are a Manitoba Housing complex. No disrespect to Manitoba Housing at all. Brenda Brydges always has an excuse or answer why it is always the owner’s fault, NEVER Brydges! I have been living in my condo over 27 years of which Brydges has managed it for about 17 of those. That’s another story why they are still our management company. We are constantly receiving emails about removing things from balconies, hallways, keeping them clean, fire hazard safe and if we don’t, we will be penalized. A number of my neighbors and I have been complaining about a unit that a TENANT is in that is such a fire hazard. For 5 years we have been asking it to be cleaned up! You will see a photo of their veranda attached. Their answer always is “we are working on them!” You know what, that answer is getting very old. These people don’t even own! Evict them! Fine them! For some reason, this person and other people in the complex have preferential treatment and Brenda says her company only has “ultimate professionals”working for her! Really. We have speculation why they don’t comply! My neighbor just fell and has a concussion due to the stairs and sidewalk not being sanded properly, and Brydges response was, “if it wasn’t sanded quite enough, feel free to use the sand in the buckets provided.” Seriously, Brydges thinks we work for them and bark out demands all the time to owners! We still have garden hoses not put away for winter as you can also see below! They need to remember WE EMPLOY THEM, not the opposite way! This is only the latest incidents of many, many over their 17 years here! Many owners have moved due to Brydges however the problem with Winnipeg is it is too small and Brydges has a monopoly on Property Management! I have currently sold after 27 years mainly due to Brydges. If you have a chance when looking for a condo, STAY AWAY FROM BRYDGES!

TERRIBLE TERRIBLE TERRIBLE CONDO COMPANY.
Where do I even begin. Firstly, if you try to contact them, they won't reply until you follow up, and at that point you’ll still be waiting a few days for anything. And good luck having them help you out with anything besides a weekly grass cut and snow shovel in the winter. We had weeds growing tall in our back yard, and they refused to trim them down for us, despite the fact that we pay nearly $400 for condo fees, simply because “the previous owners installed rocks, which took away responsibility from them to handle yard work.” See some photos below of what they think is acceptable. We asked them to point out where in the contract that is stated (followed up multiple times), and they never gave an answer. They also refused to fix doors, doorbells and fences that were previously not up to standard in one way or another. Overall, just a terrible, useless, cheap, pathetic, joke of a condominium company. Would give them 0 stars if I could.

If I could give them a zero, I would. My 85-year-old father lived in the same building in Winnipeg for 13 years, and moved out of his building this year at the end of August, relocating out-of-province. His move-out report was perfect - the on-site manager specifically wrote "no charges" on the bottom of the signature page. I followed up with the office the first week of September, providing them with a copy of the report as well as the receipt for the carpet cleaning he had done. No response. I called the main office and left several messages for the woman who is in charge of his building to try to find out where my Dad's security deposit was. Again, no response. I FINALLY heard back from them via email on September 23rd, and I was told that my Dad;s cheque was being processed that week for send-out. That's interesting, since the Manitoba RTB clearly states that a landlord has to return the security deposit within FOURTEEN DAYS. It is now September 29th and my father still hasn't received his cheque.

I told my Dad before he moved oout that I had a feeling they would try to screw him over because he was moving out of the province and, as a senior, they probably assumed that he wouldn't know to follow up. Well, guess what? He has a daughter who loves him, who knows the law, and who refuses to let him be taken advantage of by a greedy property management company.

I have contacted the Manitoba RTB to file a formal complaint because if they did this to my Dad, I'm pretty sure he isn't the only senior they have tried to steal from. My next stop will be contacting @EricaJohnson at #CBC #gopublic. Shame on you.

*UPDATE* And, once again, I'm getting the run-around. The assistant just called me to tell me it was mailed in September. Ok, when in September? Oh, I don't have the date. ? Right.
Then she reads me the address with the wrong postal code, but then backtracks and hangs up on me because she can't talk her way out of a lie. Keep digging that hole.

recently moved into a new apartment managed by Natasha, and my experience has been extremely disappointing. When we moved in, there were numerous issues that needed fixing, the worst being a non-functional air conditioner. We endured a month without AC, despite the sweltering heat, which severely impacted our health and well-being.

I reached out to Natasha multiple times, expressing the urgent need for repairs and requesting some form of compensation due to the prolonged discomfort. Her response was shockingly rude and dismissive. She bluntly stated that nothing had interrupted our life and offered no apology or solution. Instead, she suggested that if we were unhappy, we could break our lease.

Natasha's lack of professionalism and empathy is appalling. She doesn't know how to communicate effectively or handle tenant concerns. I wouldn't recommend this place to anyone, not even to my enemies. Avoid this apartment complex if you value respectful and responsive management.

I am writing to provide clarification regarding the review I posted online, which you responded to. I have attached screenshots of our email exchanges for your reference.

We moved into the apartment on June 27th, and within a week, we began requesting repairs for several issues, including the air conditioner. On June 14th, I sent an email requesting these repairs. I maintained professionalism and respect in my communications, yet the response from your manager, Natasha, was far from professional. She doesn't greet or communicate effectively, which are basic manners expected from someone in her position.

The air conditioner was only fixed this Wednesday. Throughout this period, Natasha's communication was dismissive and unhelpful. Instead of addressing our concerns professionally, she suggested we could move out if we were unhappy. This is not an appropriate way to handle tenant issues.

I understand the challenges of managing properties, but clear and respectful communication is crucial. I can't assume what's happening without being informed, and waiting for days to get a reply only adds to the frustration. Moving in itself is stressful, especially with busy schedules and daily responsibilities.

You mentioned that I was rude and that my emails were in capital letters, which is not accurate. I have attached screenshots of all our email exchanges, none of which contain capitalized letters or rude language. I have always tried to communicate respectfully and professionally.

Natasha's response to my request for compensation was dismissive, claiming nothing had interrupted our lives. I can provide a doctor's note and evidence of missed work due to heat-induced headaches. It took an entire month to fix one AC unit, which is unacceptable.

Please do not make false allegations about yelling or rude behavior on my part. I am doing my best to communicate respectfully and expect the same in return.

Horrible company, they took over property management at my condominium and within a year it has become unliveable. Selling our place and moving out. They have a very generous 2 star review on Google, it should be much lower.

Unbelievably inept.

Response to Owner:

You've locked me out of the building because you've done a fob changeover. The resident building manager claims we received 2 fobs and only returned 1, when in fact we've received one and still have the old two. He kept saying "yo woman sign, yo woman sign" after I repeatedly pointed out that the signature he was pointing to didn't match the name on the paper at all. So after about the eleventh time he said "you woman sign" I called to speak to someone who has a better comprehension of the vocabulary I was able to put forth. The lady on the phone told me I had to call the owner of the suite (so she could in turn take time out of her day to speak to the same person about the same problem), so given she seemed equally daft as the building manager. I asked to speak to a supervisor or someone who could help me because I was now locked out of the building I pay nearly Seventeen Thousand Dollars a year to live in. She put me on hold for 10 mins and came back and said she couldn't find anyone for me to talk to. She claimed to take my number down to get someone to call but I'm doubtful. Given that the intercom hasn't worked for multiple weeks I couldn't even buzz myself in if I wanted to.
