I don’t know how Campbell Strata Management are in business. They have accomplished absolutely nothing to manage our property effectively. Never answer calls, never return calls, never maintain the cleanliness of the property, what is the point in being in business if they put zero effort into retaining their clients and how were they chosen for where I live to begin with? Someone help us, our property is neglected and infested with rats and it is an embarrassment to have friends and family visit us and see the disgraceful condition of where we live. The necessary steps are being taken to report this company. We pay over $250 a month for absolutely nothing!

I want to begin by saying that Campbell Management was absorbed by Pacific Quorum, but regardless, this all needs to be said.

I have never, ever in my life met individuals who were quite as incompetent, unhelpful, and unresponsive as the Campbell Strata Management team. From my first initial contact with Michelle, who refused to answer ANY of my emails until I threatened to go down to her office. And even then, she still didn't respond. I ended up meeting her in person, and she had no choice but to listen to me. During that meeting she told me she was leaving the company, but it wasn't well known to others because she wanted to tell them. No wonder she checked out. Or maybe that's just her work ethic.

We've had issues with our building, as it is an older building, including water damage and an unfortunate fire. You'd think a strata management company who was charging us a ridiculous amount per year would actually do their job, but that would be expecting too much. When we had the fire, we found out that the Fire Watch bill was not paid, so the building couldn't be inspected and deemed ok. We were out of our homes longer than we needed to because Campbell did not do their job.

Now we are dealing with residual damage that was left behind by them. Thanks to Campbell AND Premium Restoration (that's another review), my own personal unit has been without proper floors, with exposed wall, and no windows for 2 YEARS. I have owned this unit for 2.6 years and only a few months of those have I enjoyed my unit to the fullest.

Huge shout out to Gilbert, Amrinder, Kim Raudales and everyone else on the team for their incompetency and lack of attention to our file. I remember at one point I looked up if there was some kind of education that was needed to be a property manager, because if they are just hiring anyone off the street, it would make sense that these people have no idea what they are doing. I am beyond angry at my situation now, and that's not even touching on the money they have taken from us.

Our Strata has dealt with Campbell for about 4 years, and its been a nightmare for the most part. Non-communication, multiple dropped balls. Little to no direction regarding issues that volunteer strata councils are not equipped to handle, and probably worst of all, our financial statements are in a total mess. There is little competence I can attribute to Campbell. As is often the case in Strata management these days, they have now been bought out by Pacific Quorum, but to my knowledge, all of Campbell's staff have been retained- so there ya go.

Had an appointment yesterday in the building at 2777 Gladwyn with one of Campbell’s tenants. Went in to use the washroom on the 3rd floor and immediately turned around and walked out. What a disgusting, putrid experience 🤢 🤮. Campbell Building Management should be embarrassed.

Campbell Strata is literally the absolute worst. They never answer the phone or respond to any of your emails. You need help understanding your own policy or resolving issues? Good luck! I’ve been trying to resolve a complaint for 2 YEARS! At this point I’ve just given up and decided I have no choice but to move or deal with it. I guess there’s no conscience required here for taking your hard earned dollars and not providing a service in return. Outrageous fees for the bare minimum servicing in your building. High turnover rate with their management team. What am I paying for? I guess I’m just paying for people to sit in their office and twiddle their thumbs while they look to hire the most useless people to operate their team. Avoid Campbell Strata if you can. Someone wrote that they felt that a 1 star review is generous, and I’m in agreement.

Worst strata management company if you have an actually problem. Discovered a leak coming through the concrete floor in the living of the townhouse. There is a break in the main water line coming into the unit. One month later and the leak is still running. contractors cut a whole in the living room floor and installed a sump pump running 24/7 to make sure the house doesn't flood. After a month of the water running the floor is cracking and foundation shifting.

What has Campbell done you ask? next to nothing. They do not reply to emails, or return phone calls. After many unreturned calls we went done to the office and demanded some help. That got us some traction for about a day. Since then they have gone silent again. Every day that goes by makes the repairs costlier and more extensive. nevermind that we have gone a month with no living room confined to bedrooms and the kitchen.

I know it was the holidays but this is an active leak and not communicating or assign the file to someone is grossly negligent. if your strata employs Campbell I highly recommend you find a new property manager

This has to be the most poorly run company ever. It’s 2023 and you don’t take any other form of payment besides cash or cheque, which must be dropped off in person? I give you guys 5-10 years max before another property management company comes along and sweeps away your contracts. Developers such as Quantum and Polygon will refuse to work with such a stupid company that doesn't even answer their phone. I call in at 1:45 PM PST on a Tuesday and the auto attendant says we are now closed our office hours are Monday to Friday 8:30-4:30. When you are all laid off hit me up for a job. I’ll show you proper management and how a company is properly ran.

I am very happy we left Campbell. We are still cleaning up after what we went through many new manager turnovers in a very short time. No information was ever passed on. The managers are not always the problem. This company really needs to look at their CEO of strata management. In my opinion, he hides behind his managers. He lets them take the hit and does not get involved when he can get away with it.
When we were with Campbell, I specifically asked for a sit down meeting with the CEO (Joey) after we had been passed onto yet another new manager. He wrote a pleasant email passing me off to another new manager to take our frustration. That was the final straw, decided to leave, he still didn’t care enough to make things right.
I think Campbell should have CEOs who know about strata living and are willing to sit face to face with individuals with questions.
