Have been dealing with Mary Ann Sto Tomas, Community Association Manager, C-Era Property Management for the Arlington condo strata. Had issues with my unit ownership changeover and accounting problems but Mary Ann was able to coordinate the transition of ownership and look in the accounting issues in a most efficient and very professional manner.
As a senior citizen, I find that many organizations nowadays either do not have the time or patience to help deal with your issues but Mary Ann did so in a polite and respectful manner that
made it a pleasure to deal with.

We own a property managed by C-Era property management, our contact at C-Era is Sandra Van Dyk.
We had a leak in our condominium in January 2025 and are still waiting for Sandra to work with our home insurance to have the repairs done. We have not had use of our kitchen for 8 months now.
Specifically Sandra Van Dyk , you have not provided details or contacts for insurance. You have not provided clarity how this will be moved forward and how contractors will be paid.
Simply saying you have washed your hands and handed to someone else who fails to recognize the time this has taken to get her to address what's needed. Who has this now and what are they doing?

UPDATE: The elevator has been broken since the 2013 flood so all the temporary fixes have failed. What management still fails to understand is there is virtually no communication from the property manager... none even in emergencies. Tracy doesn't reply to any of the residents emails, doesn't show up to appointments. There is very LITTLE TO NO COMMUNICATION FROM THE PROPERTY MANAGER.
Absolute terrible, all the one stars are correct. I live in a condo building managed by Associa...never reply to emails, never understand what an Emergency is. Tracy Schuhart doesn't update anyone, COMMUNICATION is non existent, never replies to emails then lies about it. Our latest thing in our building was our both elevators are down, 2nd one went by probably an electrical fire...after it was dysfunctional. Took her 5 days to acknowledge she knew it was a problem. They don't show up when they schedule their own appointments. Super dysfunctional staff...namely Tracy Schuhart.

Being a property manager is not easy. You are being squeezed by residents, board, contractors, and other parties. While it all need to align with internal polices and goals, in my view C-Era Property Manager is well balanced and organized. My tenants and I had a good experience with them.

I live at Cranbrook Gardens and recently got finedâlisten to thisâjust because my wife placed a perfume bottle on the entrance windowsill. Apparently, this âruinsâ the look of their townhouse. Iâve been living here for three years, paying $2,700 a month in rent on time. The letter I got claimed Iâd been warned multiple timesâwhich never happenedâand that I had to pay the fine within 10 days, even though the notice arrived just a day before the deadline.
The real issue isnât the townhouse itselfâitâs fineâbut the community management company that handles the property. Theyâre just looking to make money by fining people over trivial things. They donât respond to calls or emails; they just send fines out of nowhere. For three years, despite paying for maintenance, theyâve done nothingâno proper cleaning, barely any upkeep. Itâs just a scammy management company, and I wouldnât recommend anyone to deal with them.
Itâs just a scam company! Newer ever buy townhouse whoâs management somehow connected with them, you will just waste your money.

This is by far the worst management company Iâve ever encountered. Hereâs our story:
On January 16, my wife received a letter stating we must remove our cat from our unitâthis was a decision made by the Board. We were absolutely shocked, as this was the first time weâd heard of any issue. We immediately responded, apologizing for any misunderstanding and kindly requested that the decision be reconsidered. We also asked why we hadnât received any prior warning.
Their reply included two supposed warnings they claimed to have sent us. It turns out both emails had gone to our spam folder, leaving us completely unaware of any prior concerns. We explained this to the management company, emphasizing that we are a responsible family. We shared the unique challenges our family faces, including the fact that our son is autistic and our cat provides him with essential stress relief. We were willing to do anything to resolve the matter, but removing the cat was a devastating scenario for our family.
Their response? A firm âNoââthe cat had to be removed within one (!) week.
We were forced to seek legal advice, arrange temporary housing for our cat with friends, and even consider selling our unit.
Thankfully, my wife, in a week, happened to meet a Board member by chance and explained our situation. The next day, the Board voted to overturn the decision.
This management company does not provide serviceâthey impose punishment. When they didnât receive any response to their initial warnings, why didnât they try to contact us another way? There are numerous methods they could have used to ensure we were aware of the issue. And what information did they present to the Board about us?
All of this over a photo of our cat on the balconyâunattended, they claimed. The reality? I was sitting right next to the balcony door, and the cat was under my constant supervision. No damage was caused, and no one was harmed.
This experience has been a nightmare, and I wouldnât wish it on anyone.
