Condo 51 is a local, family-owned company that has been managing our 100+ unit high rise for nearly a decade now. Our condo building was built in the 70's and Condo51 has been quite proactive in maintaining our property and grounds. From exterior windows, full lobby renovation, brickwork, and we are in the midst of replacing our elevators...…I can safely say Condo51 has saved our building thousands of dollars.
As a member of the board, we hope to continue working with Condo51 for years to come.

I have had the displeasure of dealing with Condo 51 for over 10 years. They are unprofessional and unethical. They will put more effort into trying to convince you you're wrong, rather than proactively try to find solutions and do their job. Condo 51 often communicates slanted and false information to owners. Diligent owners will TRY to dig deeper and be met with roadblock after roadblock. There is no accountability or transparency. The Condo Act provides a long list of information and records owners have the right to access and Condo 51 will make this process painful and have even resorted to issuing inflated invoices for information.

Leigh makes every effort to get specific owners on the Board so Condo 51 can run the show and not be held accountable for their poor guidance and decisions whilst spreading false and slanderous PERSONAL information about perceived difficult and problem owners. It's really disgusting. I can attest to this first hand as he went to great lengths to degrade my reputation in an attempt to keep me off of the Board. I am a designated accountant with over 20 years of experience across various industries.

Our corporation has seen tens of thousands of dollars wasted on poorly executed and unnecessary projects while other items that are more serious and structural and safety in nature are completely ignored. I believe Condo 51's perceived low monthly fee is attractive to many corporations seeking management services, however the real cost is MUCH higher after they've managed your property for any length of time.

I had an issue in my unit that I tried repeatedly for almost a year to resolve with Condo 51 and the Board. To say it was an exhausting and horrible experience would be an understatement. In the end I felt I had no choice but to pursue arbitration or accept my condo value would be permanently and drastically reduced. Being short on funds at the time I represented myself. It is highly unusual for an arbitrator to assign 100% of the arbitration cost to the corporation, however in this case the negligence was so clear the corporation had to foot the entire bill. No owner should ever have to go through this. It was a truly terrible and exhausting process. The total cost all said and done was upwards of $20,000. Had the situation been handled correctly from the get go, the cost would have been about $5,000. Of the $20,000 our Corporation spent in total, Condo 51 pocketed a couple thousand for representing our corporation in arbitration. Condo 51 profited from a storm they created. Leigh's solution to the issue in my unit was to air condition the boiler room. Yes, that's right, air condition a boiler room. It's so absurd what I had to go through. That's what happens when a management company stacks the Board of Directors. After having to go through all of that, I am now labelled a problem and unruly owner and Leigh has continued to try to sully my reputation to my fellow owners. It's really been a difficult experience. When I see his truck in our parking lot, I get a pit in my stomach and feel a stab of anxiety.

There is no specific criteria to be a property manager. Anyone can do it. This company proves the bar is way too low. There should be better oversight to hold these types of companies accountable.

Anyone considering this company should file their proposal right in the garbage where it belongs.

The worse company ever, they have no idea how to manage a building. If there is a problem, Leigh with no experience or knowledge will decide how to fix(band aid) the problem. At your expense of course. It can take up to 20 or 30 emails to get an answer to a simple question They never check on contractors they hire, no guarantees on work from contractors. I would not hire them to manage my tool box Condo51 has a history of talking down to owners, costing owners thousands of unnecessary dollars every year, and poor maintenance to property they manage. Zero regard for safety. We were under a work order from HRM for safety violations for things Condo51 causes

As a board member at one of the properties managed by Condo 51, I have had the pleasure and good fortune of having this company manage our complex for over ten years. When they first became our property managers, they inherited a property that due to poor management in the past, was in crises due to maintenance neglect. They worked tirelessly and helped the board get the property back on track. Today, because of their commitment to us, our community adheres to the requirements of our reserve fund study and are in an excellent position going forward. Since they have come aboard to manage us, our residents had to transition through a culture change where they had to understand that, going forward, things would be done because they were right, not necessarily because they were popular. Prior to Condo 51 taking over, the absence of this management discipline is what got us in trouble in the first place that led us to bringing them in to manage our property. As a result, we are now fiscally sound, the property is well maintained and condo fees will remain predictable. We are grateful for their help and efforts. They are professional and caring. They realize that our success is their success as a property management company.

Condo 51 Management is great to work with. Leigh and Heather are very responsive and easy to deal with. The office communicates with owners in a timely manner. They are very reliable and do what they say they will do when they say it will be done. Overall, great people and great company to deal with.

Quite possibly the worst service I have ever experienced.

I have had to endure more excuses, blame and made up rules for over a decade in my complex than I care to indulge on without sending me into a frenzy.

The most basic tasks are met with total negligence and resistance at every turn.

Boards flying off the roof, nails all over the ground for months. Emergency exits not cleared and told 'we don't do that in the winter'

There are a multitude of other deficiencies.

Someone posted here that they talk behind owners backs.

When they were canvassing to stack the board I encountered just that with Leigh.

Calling me on false pretense that he wanted my opinion on landscaping and proceeded to slander an up for re-election board member. This is someone that has a CPA designation and called them out for books that didn't add up. He didn't like her.

Leigh has expressed that he is an engineer, an electrician, a landscaper and several other skills that in over a decade I have yet to see.

I have personally witnessed his daughter Angela fabricate stories at an arbitration .

Leigh did not attend. The arbitrator had no trouble seeing the truth, telling Angela he has seen it all and did not believe her.

Subsequently, Condo51 lost costing the corporation several thousand dollars (of our money) because they did not do their job, were negligent and gambled.

Condo51 resigned for a year.

NovaCorp was here. In my opinion there were no issues. Which is how a stress free maitenance free condo corporation should be.

They resigned. Stating the board was fractured. A board that Leigh stacked.

They are gross, indecent, immoral and incompetent.

Spend the extra pennies and hire a professional company.

It will save you thousands.

THE WORST

If you can avoid dealing with them and go with a different condo management company I would advise it.

Condo fees in most of their units are very high and still they are looking to charge 10-20k from all owners through a special assessment for repairs at their Bedford condos?!!

Not to mention, their property manager is rude and unprofessional. I have been getting phone calls and emails from animal control related to my dog barking months after moving out and renting my place due to the harassment! Apparently the property manager had been telling other tenants that my dog is solely to blame even though there are many other dogs in the building.

Very poor, never again will I purchase a condo managed by this company.
