I own a townhouse where the facilities are managed by FirstService. The garbage room is in shambles with broken glass on the floor and illegal dumping of an entire vehicle exhaust and hazardous waste (used motor oil). I've raised complaints and now they're ignoring me. All residents pay their condo fees yet we don't see it going toward the facility maintenance at all.

Edit: The day I posted this review they immediately responded to the review while ignoring my open support ticket from a month ago regarding this issue. They have since quietly deleted their response asking me to reach out. I find it very telling that they're happy to ignore an issue until publicly called out about it.

Sept 2025: With zero enforcement or punishment to rule breakers people continue with their dumping, management seems to not care. An entire motorized vehicle seat and tires just dumped aside.

Very impressed with the condo management team. I reported an issue with my shower and received a fast response right away. An inspection was arranged for the next morning, and the team quickly identified the root cause. Everything was handled promptly and professionally, which gave me a lot of confidence. Great service!

1. They try to add extra fees after you've signed the contract. If there is nothing about move-in/out fees in the contract, then you are not obligated to pay them. They need to revise their lease for transparency.

2. They rent out their units with abandoned property still in it. There were still abandoned tires in the parking stall included in the lease when I was set to take possession.

3. Just because something was included in the lease, doesn't mean they will follow through. A storage locker was included in the lease, and yet it still had a bunch of the owner's items in it. If the locker is in the lease, then it is yours solely to use.

4. They held onto the rental deposit until I emailed them, on day 14, reminding them of the 10 day policy as outlined by the Residential Tenancies Act of Alberta. They claimed they had emailed the cheque the week prior. When the cheque finally arrived, the cheque was dated the same day as I emailed them.

If you choose to rent with FirstService Residential, make sure you closely read the lease before you sign it, and know your rights by reading the Residential Tenancies Act of Alberta.

I have been dealing with an unresolved heating issue in my condo since February, and my experience with FirstService Residential has been very disappointing. Despite repeated requests, my unit’s in-floor heating has never worked properly. I set my thermostat to the maximum, but the temperature never rises.

A technician was sent, but nothing was fixed — instead, I was billed a fee for a service that didn’t resolve the problem. To this day, the issue remains, and no accountability has been taken.

The biggest frustration is the lack of communication. I have documented everything and reached out many times, yet no proper solution has been offered. Living without heating for months is unacceptable, especially in Alberta’s cold climate.

As a long-time owner, I feel let down. I pay condo fees every month but receive silence and neglect in return. This experience has caused unnecessary stress and expense, and I cannot recommend FirstService Residential as a reliable property manager.

Have nothing whatsoever to do with this company.

After 4 months and other requests for a reply I received a response from the community manager of "I chose not to respond due to the nature of your email"
The office is in Calgary, but you cannot call them, instead you are routed to a call centre somewhere in the USA. I will be attempting to get our condo board to contract with a different company

I have responded and asked for the company to address my concerns
I shall update this review accordingly

Clearly the matter is not resolved or I would not be posting such a review. I have requested a means to complain, no response. I shall attempt to take this matter further but this is not the best forum for it. Based on my personal experience I can only reiterate that prospective tenants and condo boards look elsewhere to find a management company.
