I don't recommend First Service Residential for your property management needs. First off they are not accredited with the Better Business Bureau. Secondly their support is horrible. On December 23rd I submitted a request to address access to our condo as we are getting our key stuck in one of your doors to access our building. To date the Community Manager has nothing. You should also know their call center is not within Canada. On Friday I called to ask where a vehicle was towed and they couldn't tell me and indicated I would have to wait until Monday or Tuesday for a response. Lucky for me the vehicle wasn't towed but had it been I would have been looking at 4 to 5 days storage plus the towing cost. But the one thing is clear, their leadership team condones substandard service because their is no contact information available for Corporate other than their mailing address. Stay away from First Residential.

Avoid FirstService Residential at All Costs!

I have lived in my condo for several years now, and I can confidently say that FirstService Residential is the worst property management company in the city. Their lack of service, efficiency, and proper communication is appalling, and unfortunately, it has only gotten worse over time.

1. No Services, No Improvements
Despite two increases to the condo fees in the past four years, there has been absolutely no improvement in the services provided. The common areas remain poorly maintained, security is lacking, and communication from the condo board is nearly non-existent. Where is this additional money going? Certainly not to the quality of life for residents.

2. Lack of Proper Communication and Support
Emergencies are handled with shocking inefficiency. When residents face critical issues like no heat during freezing temperatures, the process to get help is exhausting and unhelpful. Instead of providing solutions or guidance, FirstService leaves residents on hold or dismisses their concerns altogether.

3. Hefty Special Assessments with No Transparency
To make matters worse, the board imposed a hefty special assessment, adding significant financial strain to unit owners. I spoke with other residents who were threatened with consequences if they didn’t pay, including one unit that had only moved in two months prior! It’s outrageous and feels completely unethical to saddle residents with such costs without proper justification or consideration.

4. Security and Safety Issues
The lack of proper security in the building raises serious concerns. Residents deserve to feel safe in their homes, yet nothing has been done to address these ongoing problems.

My Honest Advice: Avoid FirstService Residential at All Costs!

If you are considering buying a property managed by FirstService Residential, think twice. I regret purchasing this condo, and I feel stuck with a board that provides no accountability, no improvements, and no value for the ever-increasing fees they charge.

Do yourself a favor and avoid this nightmare situation. Look elsewhere, because living under their management will only bring frustration, unnecessary expenses, and endless headaches.

Final Warning: FirstService Residential is a disaster of a property management company. Residents pay more but receive less—stay far, far away!

Our condo building has had multiple property management companies but these guys are bottom tier.

They have no idea how to adequately handle larger scale maintenance projects and love to apply hidden “admin” fees whenever possible.

If you have any complaints you simply get caught up in a constant circle of e-mails and automated messages with no real results or response.

We are really happy to have First Service Residential as our property manager. Since 2016 they have provided with exceptional services helping owners and tenants in our building. Staff members like Amanda, Jhon and Linda P. make a big difference when dealing with routine stuff. They are very knowledgeable, experienced and friendly. I can recommend them and can say they really make a difference among other property management companies in town. Thanks so much guys for everything you do for our property.

In response to my earlier posting under JY HK, I was spot on that they didn't bother to read or reply to my emails, despite i sent them twice of it. Plain waste of my time and effort. FirstService Residential Edmonton is a plain messed-up garbage management company that deserves 0 star and I confirm that. Worst of the worst !

In the year and ahalf I've yet to see anyone do anything about up keep on this half duplex there needs to be some major changes from lawn care /snow removal and up keep to these duplexes always having to ask permission to do things is BS .My garage door is rusting and I offered to get the part replaced on my dime got a no you can't don't touch it and mine isn't the only door that's rusting when should we expect maintenance to be done when it rusts though the door do better FirstService Residential do better whats my monthly payment going on?

Worst service I have ever used. I would give them 0-star if google allows. They broke my washroom for an "emergency", but without notifying me in advance or after. After that they didn't recover the washroom and just leave like that for already one month. The room looks like be broken in by someone. I am still negotiating with them to fix everything. But I don't see to much chance. Poor service with a high charge! DO NOT use them if you can!

I suggest changing their business name from FirstService Residential to, a well deserved name of, WorstService Residential.

Their services and communication suck, but they are really great at slamming you with fines and attitude.
