This company has been managing my condo building for several years now. We have been through so many managers and only one was really good at his job. That person is no longer with the company. For at least a year we have had a young man. This guy is totally useless. He doesn’t return messages and when you ask him a question the answer is always vague at best. He really needs to take a course on his responsibilities and how to deal with people. Very disappointed that GPM would put someone like that in this role. This building is a great place to live and we deserve a better property manager.

There should be a zero rating.
For over a year, we have received inadequate official documents because of the errors in our budget, financial statements with distorted information, PICs with false information, incorrect status certificates, owners list with missing information, wrong documents in our AGM package, etc. Their compliance manager is aware and has not provided feedback.
Some maintenance issues are not handled in a timely manner. After a year, they still blame the previous property management. Do not hire this management company.

The worst management company I’ve ever had. There was a condo turnover meeting today that my wife and I were looking forward for to attend. We never got the link for the zoom meeting. I tried contacting them, nobody picked up the phone. I tried emailing, Stephanie replied asking about our unit number. When I sent it to her she asked for full name. When I sent her that too she said that she already sent the link earlier. She was lying because we checked all our emails and junk and spam and nothing was there. When I asked her to re send it or proof to me that she sent one, she never replied.
Very disappointed with their service and management.

GPM Management sets a new standard for inefficiency (then again, is there such a thing as a good management company?). Under Andrew’s leadership, the building’s HVAC system was replaced with subpar units—apparently sourced from “friends,” which has caused persistent noise issues. He was remarkably skilled at ignoring emails and avoiding problem-solving.

When Andrew moved on, Christina stepped in to clean up his mess, but only managed to do a similarly “impressive” job. Despite three years of communication about the HVAC noise in my unit, she never addressed the issue, even going so far as to dismiss it behind my back as “unimportant.” Conveniently, she’s now on maternity leave, leaving the problem unresolved for the new staff - who, unsurprisingly, seem to have inherited the same talent for avoiding emails and solutions.

In short, GPM offers little more than false promises and creative excuses. I wouldn’t recommend this company to anyone. If you enjoy a parade of incompetence, though, they might just be the perfect fit.

We’ve had an ongoing elevator problem going on for several months now at Lawrence Ave West with no resolution at all. Every week an elevator has to break down. This long weekend we have only 1 out of 3 elevators functional. People get stuck almost every month in at least one of the elevators. This is very inconvenient for residents, some of whom can’t take the stairs because they use a wheelchair. Imagine living on the 22nd floor and having to take the stairs!!!! We pay a lot of money for this to be a continuous problem. Do better!!

There is a problem with administrative procedures at this company.
5 Shady Golfway, North York, is my building .
In 2018, my apartment was damaged by a fire, and the majority of the repairs fell to an insurance company that the company deals with, and the repairs have not been completed. This company mismanaged our property, leading to a lot of financial losses and lost time for me.
A building's manager is always changed and has no building experience.
The insurance company they are dealing with is Sedgwick Canada. Worst experience in my life with their adjuster.
Due to the non-fixing of the AC according to the scope of work, I am now living without air conditioning in my apartment, which cost a lot of money.

Yet they did not return the secondary window, which they took to make a copy of the missing window as per the scope of work .

also rain water leaking from windows is one of my biggest problems with them , cable , etc

I just wanted to give you positive feedback on KATARINA MILOSEVIC.
She is a breath of fresh air for the building. She is very polite and mannerly to the residents and works extremely hard to keep the building in TIP TOP SHAPE. I have lived here 40 years and
she is the best property manager we have ever had.

It is with sincerest gratitude and appreciation that I write this review! Ever since GPM has become our new PM company, things have improved for the better! It’s totally due to their tireless efforts and dedication!
Brenda and Libby (our on-site PM team) are on top of everything (not easy, in a busy place like ours)! Also, they had/have to play “catch up” with the many years of work that was either neglected or poorly done! Their attention to detail and communication skills are unmatched. There has been such a change for the better within our condo. It is amazing to witness people who have such strong work ethic and pride in what they do, each and every day! Their endless efforts do not go unnoticed. Their input for the hiring and overseeing of the regular contracted staff, as well as the numerous other service providers, has lead to nothing but a professional and friendly atmosphere. We are surrounded by people who also have such strong work ethic. The building seems cleaner (even smells cleaner) and the cleaning staff work so hard each time I see them! It’s so nice to see our building and residents treated with utmost respect. There is obviously a leader with an amazing vision, who can work with our Board, to help us realize our goals as a corporation. Thank you all…you are an inspiration!
