I would say "0 stars" if an option. This company is one of the worst run operations I have ever witnessed.

Staff have work loads beyond what is reasonable which results in a lack of response to residents and issues. They are very clearly burnt out and not receiving the support necessary from their leadership. As a board member of a condominium and a unit owner in Guelph, I have been continuously disappointed by the timeliness, quality, and service provided. When I voiced this concern with their CEO, she was unprofessional and did not address our concerns. Instead of taking accountability or seeking any way to make things right, she provided multiple excuses for their errors.

They are a cheaper option in the area for property management but you absolutely get what you pay for. I have found that they are actually costing us more money when you factor in what has to be paid for their frequent mistakes and negligence.

If you are considering using their services for your properties I strongly recommend you consider all other options first.

If I could give less than one star I would.

I’m an owner in one of the buildings, and I’ve had multiple frustrating experiences with the property management company (minus dealing with Melany). One of the most infuriating was recently when the smoke detector or alarm in the unit directly across from mine started beeping every 20 to 30 seconds or so-nonstop—for several days. Several days! I work from home, couldn't focus, and couldn’t sleep or concentrate due to the constant noise. When I reached out to the property management company, I was told it wasn’t considered an emergency. Imagine being sleep-deprived for days - days!!! - and told that your well-being isn’t important enough to warrant action. I was sick, in tears, feeling overwhelmed...and literally being told it "wasn't an active emergency"... basically deal with it until further notice. It's sickening just thinking back to that incident.

After multiple complaints, I was finally told that the unit in question was owned by someone who lives in another province and that their property manager had been contacted. However, when I ended up tracking down that property management company myself and calling them directly, the person who answered came to the building right away and told me this was the first time they were hearing about the issue. So not only was the situation ignored, it seems the proper steps weren’t even taken by our building’s management company.

This isn’t the only issue. Visitor parking is a constant source of frustration. The handful of visitor spots we have are often occupied by the same vehicles every day—vehicles that clearly belong to residents, not actual visitors. They sit there all weekend, every weekend, while those of us with genuine guests are left scrambling. When this issue is reported, nothing is done. We've been told that "I came over the weekend and didn't see the vehicle" -well, that's hard to believe that happened as the vehicle didn't move for days and you've been provided a picture of the vehicle...so how did you miss it? Rules are not enforced, and it feels like there’s no accountability whatsoever.

There were renters beside me at one point who had candles burning, unattended at that, in the hallway for some sort of religious celebration. If there were staff that actually came to the location from time to time and walked down the building hallways, they would have seen the candles and burn marks made in the carpet and took action to rectify the situation. This could have been seriously dangerous for people in the building.

To make matters worse, dealing with the property management company is deeply unpleasant. Emails are often responded to in ALL CAPS, which is aggressive and completely unprofessional. The tone is dismissive, and it genuinely makes you hesitate to bring up legitimate concerns. And at times you don’t get a response at all. Over time, you start to feel like your voice as an owner means nothing, and raising issues becomes emotionally draining because you know you’ll be met with rudeness or silence.

For a company that’s paid to manage this property (and we pay quite a bit in fees...), their level of care, responsiveness, and professionalism is shockingly poor. As an owner who takes pride in my home, it’s incredibly disappointing to deal with this kind of treatment. Things desperately need to change.

I wish I could give zero stars, but unfortunately that’s not an option. I contacted a member of management, m. royston, about a serious noise issue. They replied just once, in a poorly written email, asking for my building number. But after I mentioned I was a renter, I never heard anything back.

So, if you are an owner, maybe they will respond to you. But if you are a renter? Don’t expect your concerns to be taken seriously or even acknowledged.

After this experience, I looked up other reviews and, sadly, I am not alone. Ignoring renters seems to be a recurring theme with Inspirah. If the management is not helping the people who actually live here, what exactly are they being paid for? Why pretend to care if there is no intention to follow through?

It’s honestly shocking that with so much negative feedback, no one is taking action. How is this company still operating when so many residents are clearly unhappy?

This company should be found guilty of false advertising. Per their website:

“Inspirah Property Management's mission is to provide high quality property management services with integrity, professionalism and respect for our clients and the communities we manage. We strive to treat your home as if it were our home and dedicate ourselves to providing property management with a ‘personal touch.’”

In the five years that I have owned/resided at Trafalgar Court, my experiences with Inspirah have illustrated anything but the opposite of high quality, professionalism, or respectful service.

For example, a few times I had contacted the superintendent regarding illegal parking. Each time a vehicle that did not belong to any of my family members had parked in the spot belonging to our family, I contacted the super based on signs posted around the interior of the building declaring that parking issues should be voiced to the superintendent company. Rather than ask me for details, the extremely rude and ignorant superintendent always dismissed my concerns and stating that there was “nothing” he could do.

In August of this year, one of my keys broke inside the front door lock unto my unit and as per the signs posted by Inspirah within the building walls, I attempted to call for assistance from the superintendent. I am not sure what the point was since the super has proven himself anything but competent. Again, I was rudely dismissed and told to call the designated locksmith company. Worse still, when I did call the locksmith company the person responding to the phone was equally rude as the super. I waited 6 hours for assistance because the property management company disallowed me from contacting any other locksmith company.

Furthermore, security issues run abound on this condo complex. Earlier today, I was confronted by a stranger without a mask while walking my leashed dog around the complex. If this individual was associated with the Inspirah, the company protocols require a complete overhaul. This angry, rude individual failed to identify himself as an associate of property management. Logically, any reasonable individual would then assume the situation could escalate into an assault. The strange male made me feel extremely threatened as he was not masked, violating physical distancing while demanding if I lived in one particular building by gesturing and pointing. Since I absolutely did not reside in the building this individual had indicated, I answered in the negative. He then falsely accused me of letting my dog urinate and defecate on the property which I did not. Moreover, since I had no idea who this strange, irate man was I felt incredibly unsafe as he was clearly ignorant about physical distancing. For my own safety, I was not going to let this stranger know exactly which building I lived in. As a resident, this property management company is an absolute failure. Considering the rising condo fees, I should not have concerns like this!

Horrible people. From the property manager down to the secretary. They pick and choose who to help, they refuse to call you or offer any solutions at all. And board members like to bully tenants.

They took over management of our building here in guelph several months ago and it has been a steady decline in services, specifically snow removal. It is currently nearly 12:00pm. The day following a snow storm and there has not been any attempt to plow the parking lot and almost every resident is stuck. I have called and emailed our contact and was put to directories immediately. An example of their sense if urgency - their voice-mail says emergencies during non workhours will have their call returned within TWO business days.

No handicap parking even though at least one of your residents needs it … over 200 dollars charged to cut their “lawns “ what’s that 12 square feet of grass ?
Claim y’all have window cleaners but all the windows are still dirty ?
I don’t even live there but couldn’t help but write a review due to what I have heard from your residents . Be better humans !
