A BIG shout out to Jenn Stewart for her excellence in this field. Before Karen King & Associates, and Jenn Stewart in particular, we (resident owners at Sage Stone) were left flailing and self-managing problems well beyond our scope. Jenn is refreshingly transparent, timely, and remarkably thorough with her communication. Jenn answers her phone and returns calls. I don’t know Jenn personally, and her default, for me, has always been ‘above and beyond. Whether it’s working a unit issue, gathering information, providing documents or forms. Jenn is responsive, reliable, and professional. Thank you Jenn!

Karen King & Associates has always offered a positive response environment, from my first interactions with Sarah and Isabel within the past couple of years, but I was happy to have a current staff interaction as reinforcement of continued great service, with Ahmed, as I was trying to unravel a property status, where the owner was largely unable to assist us. Ahmed was quick, courteous and cooperative, providing information that cleared everything up within a day or two. Condominiums with proactive property management teams and representatives provide stable confidence to their ownership, and we are glad when people like Ahmed are on hand to assist us!

Karen King (and our specific manager Brian) helped run our building for a long time. They did a really good job managing an exterior renovation and helped the building add tremendous value! The ongoing service ensured the building stayed in good working order. They were always timely, and mediated well between residents.

BEWARE: See below...

FIRST: I am a property owner in a division managed by Karen King. I work with Jenn Stewart and she is incredible. Very responsive, well-thought and kind. Highly recommend working with her; however,

Beyond Jenn, BEWARE of potential contractor price gouging that takes place between Karen King & Local contractors.

My neighbour below me reported an old dried out stain on the ceiling inside one of the closets from before I owned the property. They asked to have it repaired. No problem at all.

Karen King sourced and approved the following replacement of drywall (photo attached) 8 inches by 12 inches for...

Feel I had been Scamed! Had low water pressure due to a building water shutdown in kitchen, so I called building management at Karenking for help. They sent a technician who spent less than four minutes troubleshooting, only to tell me my kitchen sink fountain surface had germs—something I believe happened because of the building water shutdown. Then, they charged me $258.30 incuding $75 truck fee+1.5 hours of work while plumber was less than 4 minute in my unit, claiming it was their minimum fee. Very disappointing that they work with fountainhead mechanical inc and what they did to me. Would not recommend!"

They charge way too much money, will bully you and change the goal posts of they have complaints from other residents about Pride/Every Child Matters/ Trans Rights signs. First the people didn't agree with them. Then my signs were not professional enough once I brought up lawyers and they could stay if straightened out.

But first and foremost I was told to remove my signs. Because they weren't agreed with. I have the email proof.

Not only that but they charge exorbitant amounts in fees to "run" the condos in Eagleview in High River. Wasted our money on barbecues and bullshit.

Very bad experience with my condo manager Erika Sage!!!  Erika said you can not make a complaint to her in Karen King and she blocked my phone.
I did not receive HOA fee change notice from Karen King in 2024 until I received the penalty letter from a law firm in Nov2024. I am very shocked at what the charge is. After searching around, I got that the HOA fee was already not included in the condo fee, now it was transferred to the agent" Astoria". I never knew this information. The HOA fee is only $75, but the penalty is $302.75.
I called my condo manager Erika Sage and asked why I did not receive the notice. She said she sent the email to me in the beginning of 2024. I checked all my email, even junk mail. I did not see any email from Karen King before Nov2024. So I asked Erika pls screenshot your original email. But She just created a new email about the HOA notice to me. BTW I do not receive monthly condo fee increase notice in the beginning of Nov2024 as well. Her irresponsible behavior resulted in the homeowner's penalty. But she talked to me with a very bad attitude. She told me it was not relevant to her any more and you can not make a complaint to her in Karen King?!?!

The board has made the decision to exclude this fee from the condo fee starting in 2024.The monthly condo fee paid to Karen King included HOA fee before 2024.
HOA fee transferred to Astoria in the beginning of 2024. I called Astoria. They said Karen King has the liability to notify the homeowner. Astoria does not have homeowners information in the beginning. I provide all my information(email and mail) to Karen King. But I did not get any notice, so I received the penalty from the law firm on Nov2024. BTW, I did not receive the condo fee increase notice in the beginning of 2024 as well. When I found out the auto withdrawal amount is different, I contacted your accountant Carlos and just knew the changes.
I shall get the notices for any fee changes. This is the homeowner's right!!
Karen king did not fulfill the obligation resulting in homeowner's trouble!!!!!
