The company seems reasonable, but the fact that our property manager seems non-existent and that Keystone as a company isn't doing anything about it warrants the 1 star review.

The one positive is when our property manager (Martin Gates) was on vacation, things actually got done because Loveline, and others, were taking over while he was gone. So Loveline is great.

You cannot communicate with Martin, he does not return calls, barely returns emails or portal communications, there is no emergency availability (we called Keystone, and were told to contact Martin, but they could not give out his phone number, so we emailed him, and got things dealt with by Enmax the next day)
Not sure how long it would have taken for him to do something. We were without power in the unit, and Enmax said to contact the building manager to reset the breaker in the building.

There have been many other issues, and I have tons of proof of communication on my end, and lack of from Martin, but not going to go into it all here.

All the other employees at Keystone seem to be aware Martin is severely lacking, but can't do anything about it.
I walked into the Keystone grey office to try to talk to management, and was told I would get a call, but haven't.
Also contacted them via linkedin, but no reply.

I'm guessing they will not be our property management company after our next AGM.

Since Keystone Grey took over management of our Calgary building, the quality of service has fallen off a cliff. Requests go unanswered for weeks — if they’re acknowledged at all.
And when someone does respond, it’s often clear they have little understanding of property law, owner rights, or even basic professionalism. I had to ask one employee over ten times for a single document I urgently needed. Her response each time? “It’s in the portal.” No link. No clarity. And multiple residents confirmed it wasn’t there.

Long-term owners [people who’ve invested years, money, and genuine pride into this community] are now treated like an inconvenience.

Maintenance is neglected. Communication is erratic. Accountability is non-existent. It doesn’t feel like property management anymore, it feels like chaos management.

I’ve owned here since 2012. Under Rancho Realty, things ran smoothly. Since Keystone Grey’s takeover, the decline has been shocking. Their handling of even the simplest administrative tasks borders on negligence and in some cases, may cross the line.

If you value transparency, responsiveness, or even the faintest hint of operational competence, avoid Keystone Grey at all costs.

They are the very definition of how not to manage a property.

Keystone Grey has the most inept manager looking after our buildings. Our garbage room is full of flies and maggots for a week now. Communication is terrible , service nonexistent. Keystone can dispute this all they want. Just check out the pictures on 51 Oak facebook page. The manager should be immediately fired. Funny how you always state your record on communication. All fabrication , your lack of action speaks volumes.

Our move-out experience with this property management company was extremely frustrating and poorly handled. We were charged $200 for a "security move-out" service and an additional $300 for a deposit two weeks in advance. I called twice before the move to confirm everything was scheduled properly, and was assured that it was.
On the day of the move, the security agent never showed up. As a result, we were unable to lock the elevator or properly access the doors, which caused major delays and stress during our move. We called multiple times for assistance, no one picked up. Eventually, someone returned our call but had no useful information and told us to email the manager for complaints.
When I did so, the manager responded by saying it wasn't her responsibility and told us to contact the help-desk. Communication, coordination, and accountability across their team is extremely poor. We paid for services that were never delivered, and there has been no effort on their part to resolve the issue.
I would not recommend this company to anyone. They are disorganized, unresponsive, and fail to provide even the basic level of service expected despite taking your money upfront. Wish I could rate this review zero!

Karen has been absolutely amazing to work with at the copperwood property! She’s professional, organized, and truly on top of every detail. Coordinating trades can be a challenge, but Karen keeps everything flowing smoothly by booking them tightly and efficiently—keeping the renovation process moving without delays. Her communication is clear, timely, and always friendly. It's been a real pleasure working with her. Highly recommend!

I am satisfied and grateful with Eva finally helping thanks to this review and came here to change the review to higher stars. She apologized and did as she promised. I want that to be acknowledged.

However, looking at Keystones reply that “there has been in fact communication” just baffles me. Are you implying I’m lying?

Keystone, if you can post the screenshots of any reply I received to my emails sent on April 2nd and April 29th before this review was posted, I’d love to see it. Or email me personally and I’ll update the review... Otherwise, you can edit your reply. Thanks!

ORIGINAL REVIEW:

Keystone has been incredibly agonizing to deal with. Starting December 2024, they have been trying to force me to pay for repairs that are not needed. Eva, their rep for Garrison Woods as well as the “Keystone Arrears” inbox has completely ignored multiple emails and voicemails from me for months with no resolution in sight.

Now, they have switched over to automatic billing and I get an automated email saying I still have outstanding charges, which is the charge I have been trying for months to make contact and come to a resolution. This is not a company that provides a service, this is a company that is extorting money and will not work with you.

Dec 30- I get an email saying that I have to pay for a toilet wax seal repair. Keystone hired a plumbing company Reggin to diagnose a water leak in the parkade. The rep confirmed in writing that everything in my unit is dry, and made a complete guess/assumption that it could have been my toilet seal. I had a leak from shut off valves in the past which was repaired immediately. If my unit had an active leak, why would it be dry?!

I reply to this email from Eva right away on Dec 30th. She completely ignores me until March 3rd, where she sends me an email asking if I fixed the unit. I re-explain everything, and she apologizes and confirms that my request is reasonable, and confirms the toilet seat wax repair is in fact NOT REQUIRED.

Guess what? April 2nd, I get a chargeback letter, charging me $465.00 for them calling that incompetent plumbing company to provide an incorrect and false diagnosis!

So let me get this straight…my unit is not the cause of the leak in the parkade. Everything is dry. Eva admits there is no further action…and you want me to pay for the call out fee? If my unit cannot be confirmed as the cause of your parkade leak just as unit 105 could not be, how is this my responsibility?

I replied right away on April 2nd - Email ignored. I called the keystone arrears line, the admin team said my property manager will call me…nothing.

April 29th, I send another email…ignored.

June 2nd, I get a notice saying I do not have sufficient funds in the automatic payment to cover the chargeback. I call Eva’s direct line and guess what! NO ANSWER.

I will not pay a single penny until someone has the courage to tell me how this charge can even be justified.

Scammers. Greedy. And flat out incompetent. This is not providing a service. This is bullying me until I give up.

Keystone, I do not bow down to bullies.
