I would NOT recommend Kodiak property. My partner and I rented a house on Aberdeen St from Nov 2022 to Dec 2023. The house flooded in May after the first storm. It took months just for them to come look, tear out some carpet and take down the wall because of mold. They weren’t even going to put anything back. The basement then continued to flood, more mold came which is a safety hazard. They refused to do anything! Sewage, mold, flooding, lack of communication and LAZY. I would suggest looking else where. They only then got someone to go there to fix the mess the day BEFORE we left the property. Rent was $1500. Then raised $1750. Now I see it’s $1800 and definitely not worth it. Save yourself some money. There’s also only one bathroom in the house not 2. For the mold all they did was put a humidifier in the basement along with a fan then took it back 2 weeks later. Horrible people and company.

Our condo complex brought Kodiak Property management on board nearly 4 years ago and it was the best decision that our board has made. Their staff is very knowledgeable and their quick response to concerns or issues is top notch. There are not very many reliable property management companies out there, but in my eyes Kodiak is number 1.

STAY AWAY FROM KODIAK PROPERTY MANAGEMENT!!!

My family and I rented from Kodiak for four years without any issues. We never had complaints or late payments. Any time maintenance was needed, we promptly contacted the maintenance team to have it addressed. We made an effort to keep the property as tidy as possible since we knew the owner personally.

In February of this year, we received a letter stating that the owner needed to move back in and gave us just two months to vacate. We quickly responded, pointing out that this notice only applies to tenants on a month-to-month basis, while we were on a fixed-term lease of one year. A week later, they emailed me back, acknowledging that I was correct. I found it strange that a rental property management company would be unfamiliar with such basic rules and regulations, but I chalked it up to a possible mistake on their part.

Our lease was supposed to end on August 31, 2024, but we decided to move out on July 31, 2024, to help the owner. My family and I spent the last week of July cleaning the entire house from top to bottom. We scrubbed the washrooms, carpets, and walls—basically, everything you can think of—leaving it spotless. We were completely confident we’d get our full damage deposit back.

On move-out inspection day, Jordan Hannah, the Assistant Residential Property Manager, came to collect the keys and do the walk-through. She spent about 15-20 minutes taking pictures, which I assumed was just standard procedure and didn’t think much of it. When I asked when we could expect the damage deposit, she replied, "Kodiak has 7 business days to return it." While I know rental properties have up to 7 business days to return the deposit, it struck me as odd that she mentioned it, considering the house was spotless and had no damages. My suspicions were immediately raised.

One week later, I called Kodiak to check on the status of my damage deposit. The receptionist said the property manager would email me. When I got the email, to my surprise, they claimed I had incurred $1,141.50 in damages, which would be deducted from my deposit. I truly found it laughable.

Kodiak Property Management's attempt to claim damages was outrageous. They tried to charge me $120 for cleaning moisture from the backseat of the toilet—just normal wear and tear (SEE PICTURES BELOW).

They also wanted $300 for a cupboard door with a loose screw!!!! (SEE PICTURES BELOW) All it needed was a quick tightening and it wasn't even broken or scratched at all.$300!!!!!!.

The most ridiculous charge was $721.50 for patching and painting small nail holes.SEE PICTURES BELOW.
They took extreme close-ups to exaggerate the damage, even though the homeowner had left these holes. They actually tried charging me $721.50 for NAIL HOLES THE HOMEOWNER LEFT!!!
Absolutely Outrageous behaviour from a rental company.

I contacted the homeowner on that same day, who agreed that these damages were just wear and tear and that the nail holes were from her. She also mentioned that Kodiak was pressuring her to go through with the security deposit claim!!!. It became clear to me that Kodiak was fabricating damages to profit from repair costs.

After two days they finally e-transfered my deposit in full.

STAY AWAY FROM KODIAK PROPERTY MANAGEMENT, THEY'RE UNTRUSTWORTHY AND DON'T CARE ABOUT THEIR TENANTS!

The maintenance team is excellent. They are quick to resolve any issues we've had, and are all very friendly. Keep up the good job. Will recommend to anyone else that is looking for someone to oversee their property.

In response to your reply: WOW, laughable. YOU are the property managers, YOU are the ones responsible for coordinating repairs and logistics on behalf of the BOD. Yet you shift blame on them? Your reply has further proved my point, Kodiak has zero accountability or respect for anyone they do business with. Way to throw your clients under the bus for your own incompetence.

Ridiculous to see they regularly shut off water for “maintenance” and are not compensating their business tenants who rely on water to operate. Zero coordination/willingness to work with tenants to find a time that both parties can agree on. With such a terrible track record, wouldn’t be surprised to see tenants leaving at the end of their leases and then having trouble filling the units there after. Will never recommend a property managed by this company, residential or commercial, knowing they have no respect for their tenants.

If I could give them 0 stars I would! Horrible service! Do not recommend!! Unfortunately in my living situation I cannot chose my preferred property management so I'm stuck with this company until I move. My condo fee money is being wasted!

I've had a really good experience renting with Kodiak so far, Jordan was super helpful with finding a place for me and my pup, we went through many options that they had at the time and she helped me determine the best fit, she was also super friendly and timely. I will definitely continue to rent through Kodiak in the future.

Great service! I was a small out of town landlord, and when I hired Kodiak to take over from my last management company, I really noticed the difference. They answered my emails, found good tenants and built good relationships with them, got maintenance done, inspected the unit, and supervised move-outs. All for half the price I was paying before.
