Malvern condominium property management is incompetent, poorly maintained, lack of adequate communication.

Certain staff members are helpful and others seem arrogant .

The condominium I reside in and majority of the owners have nothing positive to say about this management. Almost collectively we are kept in the dark.

Recently my condominium unit was conditionally sold , however due to the poor communication between the property manager and the lawyer of the potential buyer, the sale did not occur.

When the lawyer of the buyer emailed three important questions, regarding the status certificate, three days later it was replied two hours prior to firming the sale which did not allow enough time for the lawyer to discuss with the buyer .
According to the property manager “ I as the seller was seeking for MANUFACTURED ANSWERS “ which is incorrect.

Regarding the review , if available I would have rated ZERO rating.

In closing I would like to add there are few kind and helpful staff members at this company, equally I have encountered some arrogance and defensive attitude.

This is by far the most unprofessional and negligent condo management company I’ve dealt with. My neighbor and I have been raising the issue of clogged gutters for over two years, which has led to dangerous ice build-up in the winter and flooding during the rainy season. Most recently, both of us slipped and were injured due to this unresolved hazard. We sent several reminders which were ignored. Their lack of communication, disregard for resident safety, and failure to resolve long-standing concerns clearly reflects a disturbing pattern of ignoring their responsibilities. I also raised a separate issue about an animal hole in the flower bed near the front porch, which has been neglected for over a year despite multiple follow-ups.

The Property Manager, Chris Poland, has been extremely rude, and dismissive. His job is to maintain the property, ensure safety, and respond to residents' concerns, but instead, he dodges responsibility, fails to act, and uses excuses to delay or avoid necessary and critical work. He is arrogant and unprofessional in his responses, acting as though he is the owner of this Condo Management instead of Property Manager and our resident concerns are an inconvenience rather than part of his duty.

We pay exorbitantly high monthly maintenance fees, but receive nothing in return — it feels more like extortion than a fair service charge. When I requested contact information for the Condo Board Directors and President, which is supposed to be public, Chris outrightly refused to share it — a move that raises serious concerns about transparency and accountability.

Malvern Condo advertise themselves as the “2024 Condo Management Company of the Year,” but based on our experience, that title is deeply misleading. I even attempted to leave honest feedback through their website, but it was not approved — they only publish positive reviews, filtering out anything that reflects the real problems residents face.

Extremely disappointed and frustrated. Residents deserve better.

As a contractor, it is hard to find a company which takes care of them. With things being a partnership, the only way that we can do our work to the best of our abilities is to have a company that provides us that. They always have the best interest of their customers and have been a pleasure to work with.... Truly recommend working with this Management Company. Especially with the change in ownership over the past couple of years, I have really seen their passion in taking care of their buildings and customers... very hard to find!

I sit on the condo board for my complex and have been exceptionally impressed with the service provided by Malvern. Having worked with previous property management companies, I am thrilled our community engaged Mavern to manage our interests. Their attention to owner needs, balanced by deep care of financial oversight has brought long term stability to the needs of our community. As a board we are provided with timely updates, active communication on open issues and inquires, as well as thoughtful recommendations that meet the needs of our community and long term plans.

Beyond the day-to-day management, Malvern property managers are supported by a strong and dedicated leadership team. Their deep knowledge of regulations, accounting and reserve fund management have helped us (as a board) shape a healthier future for our community. While ours is certainly not the biggest in their portfolio, the attention and care Malvern has provided is uniquely tailored to our needs, making for a superior service delivery at all levels.

7am and still no snow plows deployed in the property. People got work to go to. This happened last year as well. We are paying fees monthly to subsidize all your incompetent employees?

Charge 700$ for maintenance. No pool,no gym ....nothing.dont understand why people don't replace them.

I'm an owner of a condo in a property that Malvern managed and it was the worst experience of my life! My place had issues with water damage and I had to call Malvern in to fix it about 4 times over a number of years and it would take up to 18 months for them to fix the issues each time. It would sometimes take them up to a month to just respond to my emails for an update. The mold that developed made me sick but they still took their time. The property managers (there were several, it was like a revolving door) were rude, and ineffective. Thankfully we have a new company managing the property now. I will never live in another property managed by Malvern!!
