My wife and I have been tenants in the building for the past three years. Hopefully, unlike the review below, which was clearly written by the building management this will be honest, straightforward and not a novel.

Bedbugs
The reason that I write this review. Yes, there are absolutely bed bugs in this building, and in my opinion, the response from building management is not only inadequate but actually contributes to the problem. I discovered that the unit one door over from me had had bed bugs, and was never informed, nor was my unit checked when this occurred (early November). The infestation of my apartment, and likely the apartments of my neighbours could have been prevented, or the problem mitigated before it metasized. I would recommend being very wary of renting an apartment at 7 Walmer Road managed by Maple Leaf Property Management.

Security
A number of transients are usually sleeping in the basement parking garage - they are actually pretty nice folks, and considering that the building has no security cameras in this area, it's more of a plus than a negative as they will usually look out for you and your vehicle if you treat them like human beings. That being said, our vehicles have been broken into and robbed numerous times, and when I asked for the security footage (the break-in had happened within the last few hours) I wasn't even allowed to see the security footage of a building that I live in. Unbelievable.

Maintenance
There are two elevators servicing the entire building. Often one of the elevators is broken. Maybe it's not the buildings fault, but it seems to take an awfully long time to repair the elevators (sometimes weeks) and with one elevator you can sometimes wait upwards of ten minutes or more to get from the lobby to your apartment. That's always fun.

Overall
Expect a fair amount of noise at all hours given the proximity to the Spadina/Bloor intersection. If your neighbors are loud, you will definitely hear them. Although I would not recommend renting the building, I'm probably stuck here whether or not I like it as rental amounts in Toronto have gone through the roof over the past few years.
