Not happy with this property management company at all! Unfortunately, this company is in line with all but one of the property management companies my condominium corporation has employed over the years.

When I purchased my unit 20 + years ago, we had an excellent property management company, but the owner retired and closed the company. Little did I know, good property management companies are a rare breed!

I do not recommend this company at all! Most of their property managers only have a limited licence, and are supposed to be supervised, but they seem to be left alone to do as they please. Most of the property managers they have assigned to our corporation do not seem to know what they are doing, and they are unprofessional.

They do not even deserve the one star I gave them! Avoid, avoid, avoid!!!!!

Kay Naweed is the new property manager at my building. She just started but she has been able to completely turn things around here; there's already better communication with tenants and she has quickly built a trust and relationship with tenants that wasn't present before. She's always friendly, accessible, and helpful. I'm incredible happy with the switch to Kay as our new property manager. I actually feel like our building is being taken care of now.

I wish I could zero star. Since new manager joined our building( Ms. Hossain), no communications send by emails. The notices she post, oh my God, zero admin skills. We find management office closed quite often without any notice. Today, she shuts off the hydro at Tribeca lofts since 8 AM until work finishes.
1.She closed the management office without any notice.
2. She should not have scheduled this thing on Friday.
3.Elevators are down before 3 PM and its 4 now.
4. Superintendent and cleaners don’t know much English so no one is in the lobby to communicate. To direct people, no signage there.
5.No electricity in the building.
6. No one has an update about the elevators.
7. No communications have sent out.

She is the fourth manager since I am in this building. No one knows what they do. Every new manager starts it from the begining and leaves on between. Do not hire this company at all.

As a tenant at 3220 Shepphard Ave, I had a great experience with Kay Naweed as a manager. Ever since she took over the duties, the building has improved considerably. The building is cleaner and the the atmosphere is very good. She is very professional and took into consideration the tenants complaints and concerns and addressed them in a timely manner

Please view this review if you are interested to know what it's like dealing with David Shannon and Nadlan Harris altogether. I'll make it quick. He is unprofessional, inaccessible, rude and overall it seems like he is actively trying to not be helpful.

March 2023: heavy rain caused water to seep between our laminate floors. The leak was not the fault of the property manager but to take 3 months to come up with a fix is the sad. Once the fix was in place, we were told that this should solve the issue.

April 2024: another day of extremely heavy rain caused a quarter of the floor in our condo unit to be damaged. Again it took David months to come up with a solution. He did not respond to emails in a timely fashion, and he would send random people to our unit without any notice.

It is now July 2024 and David has gone 14 days without responding to three emails. At this point it clear that he doesn't care and does not want to. I do know his regional manager Lina, and she too is not responding to let me. Communication, transparency and a Hands-On approach is on their website. Clearly they were joking when they wrote this. They don't even answer the phones.

If Nadlan Harris is your property manager and you have an issues get everything in writing as you'll need proof of how unresponsive they are.

Update: August 2024
David finally emails us to ask how we cracked our door and provides pictures as evidence...not knowing he sent pictures of a completely different unit.
He follows up by asking what direction our unit faces...one would assume your property manager would easily have access to this information.

Update: September 2024
After 6 months, David finally shares that they will be replacing our door. He claims that he has always kept us in the loop but a 6 month email thread proves that he never once shared information other than "we are exploring options" "I will get back to you soon "

I am owner at condo managed by Nadlan-Harris Property Management.
Tribeca Lofts.
Property manager Elona Braushi made me give this one star rating.
Me and my family got flooded by apartment above at beginning of June 2024.
Walls and ceiling damaged and in need of fixing and painting.
Till today October 2024 no action taken.
No communication at all. When asked just empty promises and lies.
Not sure how this can be called property management.
So disappointing….

Updated review Sept 2023:

They supposed to MAINTAIN this. External Window Frame is rotting like their SERVICE. They will just send contractors so it will look like it will be taken care of, but it's been more than 3 years asking them this and no action!!!! There had been 2 Property Manager already but again still the same no action. Our unit is left behind, The ONLY unit with ROTTING Wooden FRAME, where in it should be Vinyl but what we have received today is a RAISE in Maintenance fee!!! This is outrageous!!! Again I don't usually give and rant online but this comes to a point this shouldn't be tolerated. I don't know where these shady company got it's nerve to ask for an Increase in Maintenance fee where in there are minimal action taken in the request of this neighborhood. Sure, they mow the lawn but it took them a while to action this as well and it's not worth the maintenance fee we are paying them. This Property Management should be expelled. TO THE Community Board member of 106 Chester Le Blvd. that can see this review please take care of this as well and switch to the previous Property Management Caliber ASAP, somehow when there is a problem it will only take 2 weeks for them to action.

Doing some research, they prioritized certain clients and area that's why this Company got a few good review 3.1 stars but it should be less. I know some people who also had this property management and they also have a bad experience. Unfortunately for us, they see our neighborhood here as cash grab and use it just to raise their funds and we are left behind.

This is with regards to the Properties at 106 Chester Le blvd.

There was a change in property management recently and the difference is Night and Day. If I email the property manager before, they action everything well and accordingly, but now as if it goes straight to spam or Trash of the Propery Manager's mailbox. If I give a call, it also go straight to Voice Mailbox, NO reply even after a month even after numerous follow up emails and action is taken poorly. The lawn in our area is not regularly taken care of as well. There was also a request during Winter that they just ignore, wherein the icicles in the roof gutter are already accumulated and might not be safe if there are people who pass by. The Saltbox is still left near the curb during this summer. I would say it is a very irresponsible, right off the bat you would know what type of management they are. The list keeps piling up . I don't know what's the actual reason behind all the delay (political, funds etc.) since they don't communicate or reply.

I don't often give reviews however it is really just bad to ignore the fact that they are NOT providing good service for the amount of maintenance fees we pay.

The only thing that they are quick to action is when they're about to collect the maintenance fee but other than that everything is slow.
