I'm writing this review regarding Profile Properties' management of my parents' townhouse complex in Port Coquitlam.
My elderly parents installed a centralized heat/AC unit in their townhouse as a necessary safety measure due to increasingly hot summers. The system was professionally installed by a licensed HVAC company and meets all BC code requirements. Following installation, we even had two additional independent HVAC companies inspect the system, who confirmed everything was installed correctly and up to code.
Despite this professional verification, Profile Properties and the strata team denied approval for the installation and are demanding removal of the entire system. They're imposing weekly fines until it's removed, rather than working toward a reasonable resolution. Most concerning is that Profile Properties, which has no HVAC licensing or expertise, is attempting to dictate how the system should be installed, contradicting the recommendations of three separate professional HVAC companies.
With summer approaching, this creates a serious health and safety concern for my aging parents. We've tried to reach an agreement, providing multiple professional opinions confirming the installation is properly done, but Profile Properties refuses to consider this expert input.
I would strongly caution anyone considering a property managed by Profile Properties to be aware of their inflexible approach to necessary home modifications, even when those modifications are professionally installed and verified as meeting all applicable codes.

Seriously, they were super professional and responded to all phone calls immediately and all emails within 5 minutes. I hired them to place a tenant for me, and they were nothing short of amazing. They did all the background checks and references in one day as I was trying to secure my possible tenant. I genuinely do not understand how some people have bad reviews for this company. Ask for Mark, Jacqui and Carissa; they will do a phenomenal job for you.

Felt like I must leave a review once I accidentally saw the current rating (googled their website to see if they have any rentals within my mother's budget), which is way below the deserved one in my opinion.
I don't exactly know what the issues with the company were in the past, but I have been a tenant with Profile Properties since August 2022, and I have never experienced even the slightest inconvenience when communicating with them.
Their staff is awesome (big shoutout to Mark, Jacqui and Carissa) - always helped me with any of my questions (fixing smth in the apartment, reference letters, storage
& parking inquiries) in a most timely manner.
I would sincerely recommend securing a tenancy with Profile Properties - you won't regret it.

Volunteering for a strata council can be a challenging and time-consuming responsibility. Our strata switched to Profile about one year ago. Since then, we have noticed a significant change in response time for all tasks. Profile has a great team that provides excellent quality service.

Even more important to me is the way that you have taken time to go the extra mile when it was required by us or from the strata that you serve. Everyone from Lynn at the front desk, the managers, and the owners, have always treated us with the utmost respect and dignity. A few years ago when we experienced the loss of my father and more recently my mother the managers and staff treated us like "family" and were very understanding as we needed to take some time with our family. I had a terrible experience with this management company. I feel humiliated because you need to implore for the basics when you need them the most. First my car was vandalized. Yes, I know I have car insurance but this vandalism was premeditated, I told the management about that but no actions were taken. Result: my battery was stolen. Then there was a flood at my place. When the flood was happening I called the manager a few times and sent her a few emails but got no answer so I had to call the fire department. After that, I had to humiliate myself again and send millions of emails and leave millions of voice messages to the manager to get a rent discount because I had to live in hotels for 3 weeks. Yes, I know I have tenant insurance but they don't reimburse all the money that I spent with hotels and food and somebody had to pay for the deduction. Besides that, I didn't have a full apartment anymore because of the damage so there's no reason to pay for the full rent. After weeks imploring for help and humiliating myself, I finally got an email saying that she was super busy with all the 800 units that she needs to manage. Finally, I moved out a few days ago but yesterday I checked my bank account and, guess what? I'm still being charged for rent. Of course, the management company is perfect so it was my fault again, "I should have called the bank" and asked them to cancel the automatic deposit because the property management company missed the deadline to remove the automatic deposit when I told them that I was leaving the unit more than a month ago. I told them that I wanted my money back in my account yesterday but I've been ignored by them again now. Anyway, just avoid any properties managed by this company or keep in mind that you will be by yourself if you ever have problems with the unit.

Collen, I never ever had to cancel a pre-authorized plan, this is done by the billing company. This is what my bank said:
"To stop this payment, we suggest contacting the billing company directly to modify your arrangement."
As I said, I gave notice more than a month in advance, if the strata manger missed the deadline its not my fault and I want this money back the same way it was taken from my account. I'm not responsible for doing the strata manager's job.
