If you are a landlord, I would NOT recommend this company to manage your property. When my tenants moved out, the final inspection was very poorly done. They reported that all was fine. When I visited the property about 3 days later, it was extremely dirty and there was damage. I sent dozens of photos to Ripple. Because of time pressures, I had to clean up the place myself (lots of serious down-on-the knees scrubbing showers, toilets, kitchen areas, etc, and much more). They did offer me a bit of money for the 3 days I spent doing this.
The bathroom sink was cracked by the tenants (impact point of where they dropped something clearly shows) and there are photos showing no crack when they moved in. Ripple would not address this issue without me paying a $125 "assessment fee" because "it may have been related to the installation and not the tenants' fault", even though sink had been installed for more than 10 years.
I asked them to turn over the keys to my realtor, since I do not live in Calgary. They did so at their front desk without asking him for any ID at all.
I could write a lot more, but not now. I have a new property manager now and the differences are amazing.
They do seem to get a lot of good reviews on here from tenants, but not from landlords. I suggest not using Ripple.

Rent elsewhere. This companies tactics are shady at best. We signed a lease proposal for an apartment advertised for $1450, 2 days later it was advertised at $1375. We applied, apparently got approved, signed the lease proposal. They took it to the owner, who then raised the rent amount to $1650, my guess he saw how fast it was rented at the lower price. Ripple backed him up, and told us the new amount, which is despicable at best. So what good was signing a lease proposal if they wont honor it. If you cant backup the tenant your expecting to get, what happens if something else goes wrong like maintenance wise. They may or may not have your back.

Shady management practices. Rent somewhere else. We found another company who agrees with us that this was not cool. They had the same apartment on their website at the same time with 2 different prices, I have a picture of it. Figure that out...

Cant say enough bad things about them, not enough room in this window. They and the owner decided the advertised rent price was not good enough so as soon as we got approved they raised our rent charge and pushed blame on the owner. Biggest warning is stay away, they are the biggest 2 faced company we almost got roped into. Glad we found out before signing full lease. There is much more bad than what you may find on one of their web pages. I just don't have room here. We did lodge complaint with landlord tenant board. sketchy is too good a word for them. we have several emails from them blaming owner for outcome we got. Unless this is their first rodeo, then they know how to hide in plain site.
As of Oct 14 2025. The same apartment is listed 3 times at 3 different prices. Unbelievable.

I'm pretty new with Ripple as a tenant, but I must say, so far so good. I like the features such as the app and the ability to manage my own payments so I can pay a bit from my company and the balance personally. Response to any needs and the onboarding have both been five star.

I have had an incredibly frustrating and disappointing experience dealing with Ripple/Remax. I have been a tenant since 2023 and experienced several issues during the lease term, but especially at the end of our lease. Our lease was scheduled to end on July 31st, 2025. We had the unit professionally cleaned at a cost of almost $400. We received our move out inspection report, which was near perfect, other than a complaint that the interior of the oven had not been cleaned. They advised that a fee of $157.50 would be deducted from our security deposit to clean the oven, which seems fairly ridiculous.

Nearly two weeks later, after numerous instances of no response, inability to get a hold of their service team, and several emails/phone calls, we still have not received our security deposit despite Ripple having only 10 days to return same. We have been assured that the funds are coming but still have not received them. Future tenants - beware that Ripple will apparently keep your security deposit despite having a perfect move out inspection.

I entrusted Ripple with the care of my house in 2023, and I am incredibly disappointed with their services. I feel my house was overlooked and not properly cared for. I’m not a rich person with tons of revenue properties; I’m a regular person who needed to relocate to a different province for work. I needed a property manager to look after my home while I was away.

It started out great! Ripple was quick to respond to my questions and assured me everything was going so well! That is, until I actually laid eyes on the house myself, a bit over a year into having them manage the property for me. Here are the highlights:

1. I took time off work, purchased flights, and rented a car to check in on my house and asked Ripple to arrange a walkthrough inspection. Ripple did not have updated contact information for the tenants, so the tenants refused access to the property. I was out the cost of the flights and hotel and did not get to check on my house, which was really disappointing for me.

2. In July 2023, the front of my house and garage incurred coin-sized hail damage, requiring full replacement of the siding. The tenants did not report the damage, and Ripple did not notice it, despite the fact they inspected it in March 2024 (~8 months later), and despite the fact the damage was visible from the street. I discovered the damage myself when I checked in on the house in August 2024 (more than a year later)! Ripple never apologized or admitted it was missed, and I had to have it repaired with zero assistance from their team.

3. When I hired Ripple, I had just planted lush baby grass in the backyard and as such requested Ripple to provide a pet-free lease. When I walked up to the house in August 2024, a big yellow lab jumped up inside the window of my house. When I flagged it to Ripple, they said they reminded the tenants it was a no-pet lease. The rep I talked to onsite said I should let it go to avoid upsetting the tenants. When the lease ended, the grass in the backyard was completely dead. Ripple marked this as a pass on the move-out inspection.

4. When I checked on the house, there were weeds in the backyard that had grown so tall that they reached the eaves of the garage. It is in the tenant’s lease to look after yard work; I’m not expecting perfection, but I think that’s excessive. It took three weeks of following up with the Ripple team before the weeds were finally removed.

5. I flagged damage to the house 2 months in advance of the tenants’ move out date. Ripple did not note it during the move-out inspection, and now I am on my own to cover the cost of repairs.

This review is a bit long and doesn’t even cover everything. All I can say is, if I had to do it over again, I would choose a different property manager.

Ripple was a dream as far as maintaining and repairing my unit while I lived there. When I lost my job and gave them 2.5 mos notice that I had to leave my lease as the only employment I could find was 7 hours north, I was instantly in a deluge of miscommunications, red tape, people avoiding calls, communications not responded and hurdles I jumped only to be told I’m not done. I would NEVER recommend them after this process. It’s not worth it.

The team is friendly, responsive, and genuinely cares about our needs. Whenever we’ve had maintenance requests, they’ve been handled promptly and efficiently.
