Terrible Experience – Avoid This Service!

I used their service from 2019 to 2022 to rent out my property under the agreement that regular inspections would be conducted. Before the tenant moved out, a representative inspected the property and assured me it was in good condition with no issues. However, when the tenant left, the property was completely trashed.

I had to replace the flooring throughout the entire house, patch up drywall, and repaint everything. The bathrooms were in horrendous condition, and there was mold growing on the siding. Inside the house, I found rat droppings, along with several major maintenance issues that had been ignored. The laundry sink was completely clogged, the dryer pipe had to be rerun due to years of lint buildup, and the dryer itself was completely backed up.

Clearly, the promised inspections were either never done or entirely ineffective. You're better off renting out your property yourself rather than trusting this company. I wouldn’t recommend their service to anyone.

If I could give it no stars I would. The fees are very high but when you need them they can never get back to you. I've been experiencing a water pressure issue for months now, I've called and emailed many times and have yet to receive a response.

Owning a home through them is terrible ! Would never recommend. Super high condo fees and parking is a joke. Not allowed visitor parking over night so forget having family members come stay with you or they will tow their vehicle . So don’t own more then 2 vehicles they will tell you to contact other business to ask them if you can park there. Looking to sell because I cannot stand their rules! If your throw anything in the garbage they think isn’t a house hold items they will harass you and send letters out to everyone constantly . They have spy’s who will watch everyone and report everything you do and you will get letter in your mailbox ! HORRIBLE

The experience I had with Royal Property was very nice at first glance. Until I moved in and could never get ahold of Theresa. I contacted her about my family member taking over my lease in November of 2021. My family moved in on my last months rent and paid me the rent for November. Theresa knew that my family was moving in a month early, and she said she would switch the lease over with my family member in November and not to worry “yup all good.”. I moved out November 1st. Everyone understood. I have texts to prove. I am living in my new apartment, and get a call 8 months later. She told me my family wasn’t paying rent and because I’m on the lease, my credit is going to go down and they will start taking money out of my account.
SHE DID NOT DO HER JOB. SHE DID NOT MEET WITH MY FAMILY MEMBER AND START A LEASE WITH THEM AFTER NOVEMBER. She threatened me and someone named Rachel did as well. I am ready to get a lawyer and have family backing me. THERESA DECIDED TO WAIT 8 MONTHS BEFORE DOING ANYTHING. She let someone go 8 months without paying rent, and because she didn’t do her job and meet them the day they moved in, and didn’t take me off the lease as was planned she said I was responsible. No, Theresa. You didn’t do your job. These guys are the slum Lords and DO NOT CARE about you in the slightest. If you care about yourself enough don’t do anything with these people. They lie.

Very irresponsible. Spoke to them twice about listing a property for rent. The lady in front desk asked to me to send an email to so called property management specialist. No reply. I Called them again and she told me to send another email. I said no and asked her to forward my email. She said that the property manager is busy and forwarded the email and CC me. No response from anyone. Waste of time . Communication is the key for any business. If that sucks nothing is going to be right. Never recommend them to anyone. I will give a big ZERO star.

If I could give zero stars I would.
They consistently demonstrate poor communication with the condo board and do not manage the funds/payments/banking with any level of satisfaction. They hire contractors without approval, they take money out of the reserve fund and don't pay bills on time which results in fees.

I would give it zero if I could. High condo fees, terrible management, terrible communication, if you get a response at all. I wish there was a governing body to hold them accountable. I would not recommend owning a home they manage. What a truly terrible experience
