Terrible service, the account managers and appointment schedulers very pushy to accept all tenants, the tenant quality was poor for the most part. My tenant moved in saturday and i havent received my last month's and key deposit yet. I have been calling for many days trying to get a hold of all the people that were contacting me before i signed the lease and now i can't get anyone to call back or respond to my emails.

Paul has been fantastic to deal with! He is quick to reach out and to respond. He took note of what we were looking for based on showings we booked and suggested others as well to suit our needs. He seems very knowledgeable and honest and has made the process easy for us as we try to find a new rental home.

So, we rented out our condo with Royal York starting in July of this year. We opted for the full-service package as when advertised it appeared to be the safest/best option. Our experience so far has been terrible and we regret our decision.

To provide brief context we first needed to make some repairs to our washroom after the tenants had moved in. It was extremely difficult to complete this task. As a result each time we would call Royal York to coordinate a time with the tenant to complete the repair we were greeted by a different person. This led to multiple calls with different people in the department who had no idea or context from previous times/conversations we had. It was like playing a game of tag over the phone each time reaching someone different with little to no result. Eventually, the issue was resolved but it took quite some time.

At this point in time, we have had significant concerns with our initial income statement. We have called the accounting department trying to reach out and they have yet to call us back. it has been a week so far of us waiting for them to call back. When we reach out to the reception they cannot give us a time or let us book an appointment to talk to accounting over the phone.

I would like to add an update as of August 2023. The terrible service continued until we sought out legal services to get out of the contract. There was damage done to our unit upon a review. RYPM chose the side of the tenants and went along with their admission that it happened prior to the tenants moving in. Unfortunately for RYPM we had pictures that were taken by RYPM before the tenants moved in. Also our unit was still on there YouTube channel so they had to backtrack. If they didn't we would've been left with the cost of fixing the damage.

When we sought to end the contract they would not reply to calls or emails. At which point our legal representation had to take a defensive position and only then did they magically receive the information. If they had not looked at our request to end the contract they would have automatically renewed the contract which we did not want. Lastly on our final payment we had received a charged for a cost of an item that was already in the unit. When we asked them why we were not informed of this charge they ignored our email and to this day have not replied. This company is absolute scum.

If you have made it this far do not ever do any business with them.

Update August 2024

This response is in regards to the reply from RYPM on my review. If you need to see the entire chain of contact which occurred via email, phone, etc please contact Epstein law and associates who handled our case and rid us of you inbred swine. Once again your review of what I posted is only reinforcing my point that the company has no idea who is doing what or what is happening with any client files. This however is by design by RYPM to ensure deception, confusion, and poor quality of service.

I no longer recommend this company. Although Amreet was very friendly and patient. She took her time and explained everything.
She is very professional.
I have now been trying to work with this company for 3 weeks.
They are terrible at communicating.
I have no idea what they have done or will be doing.
I feel they talk a big game but can't produce results. But they might perform better if they actually talked to their client. I feel I am blind to what they are doing.
I Eben said this to Fisnik and he did not seem to care about improving the relationship, even though he is supposed to be my account manager.
I do not recommend this company.
