I put in a reservation deposit for a condo unit and when I changed my mind about going through with the application, it took them 2 months to refund my deposit. I called every week for an update on my refund deposit and was told multiple lies that their financial office was not open yet even though I called the financial extension. They also kept telling me that someone was already working on it or that they already put the refund through and to wait 5 business days. I finally received my refund after 2 months when I sent an official letter stating I would take them to small claims court if I didn’t received my refund. The next day after sending the letter, I finally got my refund. Very unprofessional team of people, and cannot be trusted.

Please be extremely cautious before dealing with this agency. I was LIED to, MISLED, and completely UNINFORMED about their policies from start to finish. Their rep, Ratvi, assured me multiple times that there would be NO COST to list my unit and that I would ONLY pay a fee if they successfully placed a tenant. She also confirmed that if I found a tenant myself, there would be NO ISSUE at all. That turned out to be completely FALSE.

The first major red flag came when their so-called photographer arrived unprepared, took photos I NEVER received, and even took my wife’s ID and door code WITHOUT my consent, claiming it was “standard procedure” and that I had approved it — which I ABSOLUTELY had not. I called immediately to complain, was promised a call back, and of course NO ONE ever followed up.

I was also promised full access to tenant profiles before approving viewings, but instead I kept receiving RANDOM booking notifications for people I knew NOTHING about. When I asked why, I was told some clients book “last minute” and profiles don’t get updated. On top of that, I wasn’t even shown how to log into the portal until much later.

When I finally did log in, I was forced to accept pages of terms and conditions that looked like a standard website agreement. Hidden inside were FEES and a 15-DAY EXCLUSIVITY clause that were NEVER mentioned to me by Ratvi or anyone else. Later, when I decided to CANCEL and find my own tenant, I called in and was told it was FINE. Weeks later, I suddenly received an email from their LEGAL department accusing me of breaching the agreement and demanding $249 + HST as a setup fee plus ONE MONTH’S RENT + HST — nearly $3,000 in total.

Not once did ANY person along the way mention that penalties EXIST. Instead, they HID these details from me and then HID behind their legal department when I challenged the charges. When I called to dispute it, NO ONE called me back — instead I got threats of LEGAL ACTION and damage to my CREDIT if I didn’t pay.

After going through this nightmare, I looked at other reviews and realized my experience is NOT UNIQUE. If you check the LOWEST reviews, you will see the SAME PATTERN of landlords being LIED to, MISLED, and blindsided by HIDDEN terms and intimidation tactics.

This company’s behavior is DISHONEST and PREDATORY. I was promised one thing and delivered the COMPLETE OPPOSITE. I was LIED to, MISLED, and deliberately kept in the dark about penalties and fees until it was too late. Landlords — DO NOT trust Royal York.

PLEASE READ BEFORE USING THIS SERVICE. Terrible customer service from this property management. The ongoing failure by Royal York Property Management to resolve an incorrect charge applied to my account for a cleaning service that was never performed. Which is considered fraud.

Despite numerous calls , emails and follow-ups, I have received no resolution. I was explicitly told my refund would be issued in May; it is now August 27, and no refund has been processed nor has any substantive update been provided.

This prolonged inaction and lack of accountability is unacceptable and reflects serious deficiencies in your company’s operations. From the outset, my experience with Royal York has been unsatisfactory, and this matter confirms that this is the poorest level of service I have ever received from a property management company.

I had a terrible experience with Royal York Property Management - Mississauga. They took my deposit, first and last month’s rent, and then completely disappeared. I never got access to the unit I paid for, and they stopped responding to my messages and calls. This is unacceptable and feels like a scam. Be very careful if you're thinking about dealing with them. I’m in the process of filing a formal complaint and taking legal action. This company should be held .
