I would like to formally outline my concerns regarding the rental process that took place with Royal York.

I was informed by Royal York that a prospective tenant was interested in renting my property. Initially, I accepted the offer; however, two days later, I decided not to proceed due to personal reasons and family circumstances. At that point, I had not signed any lease agreement with the tenant.

Despite this, Royal York proceeded to sign a lease agreement without my consent and instructed the tenant to move into the property. I was not notified. The tenant entered the unit while I was at work, at a time when the basement was not yet fully ready for occupancy (there was no stove or refrigerator installed as it is a new home).

Later that day, I received a phone call from the tenant, who contacted me from a private number without introducing herself and expressed frustration about the lack of appliances. She forwarded me an email from Royal York in which they acknowledged that the property did not yet have a stove and refrigerator. In that same communication, Royal York also informed her that the home was no longer under their management and directed her to contact the Rental Enforcement Unit and the Landlord and Tenant Board.

This sequence of events is deeply concerning for several reasons:

1. A lease agreement was executed by Royal York without my authorization or signature.

2. The tenant was permitted to move in without my knowledge or consent.

3. Royal York misrepresented the management status of my property to both myself and the tenant, and then redirected the tenant to enforcement bodies rather than taking responsibility.

I must emphasize that this is my home and at no point did I provide authorization for Royal York to finalize a lease on my behalf. Their actions have placed me in an extremely difficult position, both legally and personally.

Oct 3rd at 1224hrs I sent an email for explanation of what is meant by tenant placement, no replied.
The tenant sent me the total amonth she gave royal York and you guys charge her for Enbridge twice and collected $4000 from her and at the end royal York deposit $1380.93 into my account.
Royal york has caused so much problem in my marriage and want to ripe where they did not sow.
Did royal York gave me money for my mortgage down payment?
If royal York has been scamming people this is the end. I need the stated amount has agreed.
I was told royal York will take one month payment, royal colleect Enbridge payment from the tenant for the home she hasn't even stay.
I need the complete amount ASAP

Absolutely terrible property group. Refused to give us hot water for 4 months then offered to deduct our rent but when the time came they kept making excuse after excuse as to why they were not giving the promised rebate. Left us with holes in our roofs, a leak in our ceiling that resulted in mold growth, and sent incredibly rude and unprofessional and unqualified “workers” to our unit. They also entered our unit illegally multiple times and would cancel work without notifying us. Would never rent with them ever again and will continue to tell people about the atrocities this company pulls.

I tried to get Royal York Property Management to deal with a leak in my apartment for two months.
It took a lot of effort to get them to fix the issue. The repairs were done poorly by unprofessional contractors.
Thankfully all of the tests came back and the mold wasn’t toxic because it was never removed from the walls or ceiling.

⭐ 1 Star – Scam Alert! 🚨
Be very careful! This Royal York property Management company is a scam. They took my money and never provided the service they promised. After payment, they stopped responding and refused to refund me. Their communication was dishonest and unprofessional. I strongly recommend avoiding them — don’t fall for the same mistake I did. Report this if you’ve had a similar experience.

9/19/25 UPDATE:

Nathan is still great and got the job done, with consistent and reliable after-care service. The rest of the team however, is just straight up trash. Especially the accounting team, they're in the back with no means of contacting them directly. Asked for a call, and it's been 2 weeks with no calls or resolution from accounting.

Beware of taxes on tenant placement fee, last month and key deposit holds, and other fees if you're going to choose them. On-boarding procedure sucks and nothing was ever mentioned. Wouldn't have this problem if they were just transparent and honest from the jump, feels like a scam.
