I lived in three condos in the GTA for 10 years. I even served on the board for a condo in the Rosedale area some years ago. I honestly believe that the Shiu Pong Management team at Cosmo 1 in North York is by far the best and the most professional I have ever experienced. Their day-to-day contact is Olga and she always responds to my email requests within an hour, most often under 30 minutes. These requests range from fixing hot water issue to rescheduling heat pump maintenance. The Shiu Pong team works seamlessly with the board and they share the common goal in serving the community with efficiency at justifiable costs. As a matter of fact, our monthly fee has been one of the lowest in GTA since inception in 2006, currently around 20% lower than the average. Always conscious of the annual budget and reserve fund, the Shiu Pong team and the board members work tirelessly to improve the daily routine facilities. One of which we appreciate very much is the installation of BlueBox Smart Locker for delivery pick up. It is prompt, secure and convenient. And we know for a fact that without such system in place, the situation at a harbourfront condo is total chaos every day. The electronic notice boards installed inside the elevators are also great for communication among management and residents. They accept advertisements and are currently self-sustainable in terms of running cost. The Cosmo team negotiates/renews good deals, and hires dependable, honest contractors for round-the-year as well as emergency maintenance. Dynasty Air System is one good example that has been serving our community for about a decade. So here’s a big THANK YOU to the Shiu Pong team and our board members for jobs well done!

In my opinion, this is the worst condo/townhouse management out there. Their property management team desperately needs extensive training on how to communicate effectively with people. It's 2023, and they still haven't implemented an online system for booking parking spots for visitors. Instead, they're quick to send an officer to issue a parking ticket. To make a parking reservation, I have to email their property manager every single time. And if you forget to do it even once, you'll end up with a ticket

Impossible to reach any of their property managers.

My advice to any realtor that has work with them on the listing side is to do a pre-inspection on their properties as soon as possible because of the time lost due to lengthy back and forth correspondence.

I will rate them 0 if I can. The property manger of the condo I lived (35 Bales) was poor managed. They ignore resident's voice, when I ask their upper management' contact information they refused to reply. I even can not talked to the director of the building. They are trying to hide everything.

They deserve zero star. The condo where I live used to be managed by them. They are rude, non responsive, and have continuous tendency to avoid instead of to solve problems. Whenever problems are presented to them, their typical chain of response is 1. Deny the problem 2. Avoid 3. Deny the responsibility 4. Shift responsibilities to others e.g. builder. Now that Siu Pong has been kicked out, everyone is happy in our condo.

Horrible property management. Had the horrible experience with dealing with James Lau at Pacific mall. He is unwilling to even listen to the tenants, please either give this man some more training or let him go.

Shiu Pong Management has been very helpful to me throughout the process of purchasing a unit in a condominium they manage. They have been very responsive by both phone and email, and were especially helpful when I needed a copy of a document within a few hours.
