Unreliable people managed by indifferent leaders. They'll screw up your payment info and start charging you for their incompetence. Avoid buying or renting from Square 1 at all costs if possible.

As an owner of the property, I recommend that no one use them to manage their property. I had them manage my property for three years. In that time I paid them $10000 in management fees.

In those three years they never called or made a site visit to manage the property. The tenants called myself multiple times for issues that I dealt with. Due to them not checking up on the place, and the tenants not reporting a problem of a water leak that was ongoing it cost myself $1500 in drywall repair.

When the tenants moved out this year, I had to inform them of the move out, and I no longer wished for them to manage the property. They had no idea the tenants were leaving in a few weeks of that email that was sent.

When it came time for the walk out inspection, they under valued the cost of the repairs and missed damages. When it came time for them to transferred the agreed amount for the repairs they did not transfer the agreed amount, the difference was $900.

Our condo complex recently had an issue with severe water main breakages, and I have to say that the Square One team and especially Jen did an amazing job coordinating between Epcor and the contractors to get the problem dealt with as quickly as possible, and making sure that a water truck was available and refilled as needed for residents. She kept everyone updated on the situation in a very timely manner, and ensured that owners would have as much information on timelines and new challenges as was available every day. Not to mention how kindly and professionally she dealt with the frustration residents were feeling! As a member of our condo board, I can't express how grateful I was to have Jen's patience and expertise in this situation.

what a nightmare! I am experiencing exactly what happened to " Michelle Webster", who told the story bellow. I have never ever met so bad property management company like "square one property management. My sweet home is no longer sweet because of property manager.

this is a company without any customer services but likes to charge extra money as it likes to to make its own money.

Here are some examples I experienced:

this company has not withdrawn special levy fee and whatever charges as it likes to charge, I am charged called "late fee". even i want to pay, but cannot find how! Its website say can pay online..., etc. nothing works;

one time fine of $100, which the property manager, who is as a queen above all of us, said several notices already send to me about the green garbage can was not put inside right away, liar! she does not do her work but is always correct, dishonest! what a powerful woman, who has right to fine to punish to blame me as a customer regardless of the truth.

withdrawal double condo fee two times from my bank account in past one year.

I was so stupid wasting too much time trying to communicate with this company, my life is destroyed. I am enough. I will contact government to find out where I should go, court or somewhere. Then stay away from this company, sell my condo for sure after. It is a nightmare to have my home managed by them.

I have lived in an apartment that is run by Square 1 Property Management for 13 years. They have been promising us to get new windows for years. Here we are on January 12, 2024 and my windows are so frosted up, it's freezing cold in my apartment. I also have been having an issue with my rent being taken out after the first of the month. I realize January 1st was New Year Day. My rent was finally taken out yesterday. So now I'm left with 49 cents in my account. My rent is paid through direct deposit. So why has it taken them un January 11th to take my rent out.

AVOID AT ALL COSTS. Horrible to deal with. They only communicate by leaving notes on our doors, and the contact email on the notes for the property manager is illegitimate so the emails bounce back(yes I triple checked my spelling). I tried calling the property manager and he is conveniently on vacation for weeks.
Not to mention we are stuck in a construction zone from hell. Our balconies have been torn up and boarded off for over 7 months with no sign of finishing in the near future.
