Just clarifying my previous review. We submitted a formal request for authorization for a doorbell instalation via email to be presented to the Condo Board in November. We were told it had been submitted and approved. Since then we got communication from Sunshine that it was approved, not approved and even that we needed to submit another written request.
It is late February, and we are still exchanging emails with Sunshine... Therefore, there is lack of effective communication from Sunshine to the proprietors and the Condo Board.
As a consequence of all this, I do not recommend them.

They are horrible, I asked for clearance to install a doorbell that most of the other units have, I got denied, the back and forth of emails started 3 months ago. They lose emails, make you waste a lot of your time dealing with them. I even asked for a model of request, so I would request the proper way. They are not transparent at all, hire them if you like to waste your time.

Terrible property management company. Failed to follow proper procedures on a regular basis when I lived in a condominium complex managed by them. Never once did we receive a periodic information certificate, meetings would be scheduled without proper notice, big budget projects would begin without being part of any budget or reserve fund studies. Items that should have been presented to owners for a vote would never be brought forward. I’m sure the contractors loved them because of the money our corporation was shelling out. Keep away!

I'm a contractor that has completed many projects over the years for Sunshine and I can confidently say their quick response measures, as well as their time and attention to each of their client needs go beyond the service you will get from most property management companies.
My review is based upon the praise of countless tenants or owners that have expressed their gratification to myself and my workers while completing work delegated by the staff at Sunshine.
If you're in need of a property management company I suggest you give Sunshine a try!

Management is atrocious. Do not buy a condo managed by this company. You’ll have to get lawyers involved when work isn’t done for over 8 years (yard drainage)that’s been needed. They will also revoke an agreement between another company causing detrimental reliance and put bylaws into effect that they’ve never done in 9 years. They will raise condo fees half way through the year(unusual according to an accountant who works with condos directly) needed if budget is calculated incorrectly. Been in a deficit over a year because of the way they manage money. A special assessment had to be done and homeowners had to pay $300 each for it ontop of our condo fees for the month. This is very concerning to us homeowners as we are looking to sell our home and realtors will look into financials. Stay clear of this headache.

We have been working with Sunshine property management for a few years now doing gutter and window cleaning for many of their properties. It is very rare that a property management company is as organize and on the ball as them. I would highly recommend them!
