Really frustrated with T.S.E Management Services. We've been a tenant at a commercial plaza for over a year now with no access to our mailbox.

They have made us drive down to there offices to pick up keys TWICE only to tell us they don't actually have it. We've had no access to our mail for over a year.

We've asked them multiple times for updates and they keep saying "we're working on it " and continue to ghost us. How are we supposed to run a business like this?

No replies to your queries; lack of communication when you are paying them to do their job.

Show us you care through your actions.

Horribly run operation that gives you the run around and ghosts you. Leaving you hanging because they misplaced keys. Promises you to deliver and let weeks go by with not a word. Absolutely horrendous and someone should hold them accountable.

EDIT: I have been threatened with legal action a month after posting a review.They sent it to my homeowner cc'ing me to silence me.This is how much they try to silence and bully people.

HORRIBLE management company.All the negative reviews are true.

The good ones are fake reviews and not even doing a good job at hiding that.

I have been interacting with them for 3+ years and know what they are all about at this point.

When you go to them with an issue,they ask themselves these 3 questions;
-Can I just ignore this issue?
-Can I reject this issue and say its not an issue?
-Can I gaslight this person to think they are the issue?

This is their algorithm.Notice it doesnt have steps for solving or helping anybody.

We made a list of issues in the building in the common areas and pushed them to fix it with a group of people.Its not even our units or anything personal.I am attaching a pic of the vent of the garbage area of our building for an example.

They cant work with other 3rd parties well due to no followups and updates.Its beyond their skill level due to their mentality.They say its not their responsibility and thats the end of it.Any good company would set meetings and update everybody and push other parties and find who is the stopper,but not them.

-They have no scheduled check ups on anything.Gym filter is full of dust,they have no clue.We found it and what do they do?They try to vacuum it and not replace it.Takes 10 mails for them to replace it.And thats because they have a spare filter.If they didnt?Forget about a shedule.Attaching the pic.

-Right now its spring time, and 3 out 4 bbq at the roof are not working.Are they fixing it?No.Are they aware?No.Any communication if they were?No.

-A lamp is broken at the ceiling at building passage that needs a call with another 3rd party,it is left there for years.When you mail them it takes 1.5 month to get it off,around 10 mails.They dont even replace it,just takes the broken one off.You tell them 3 times to put a good one they ignore it.

The list goes on and on..

Just stay away from tse.If you are working with them,dont believe a word they are saying.They are only trying to get out of work.They have no regard or respect for you,nor are trying to help you.If they say its not an issue,dont believe them,go to board and push with them.We could solve things only this way.

God help anybody that works with them.And I am saying this as someone who didnt have to work with them on anything in my unit.

I can only speak to my location at King and Shaw... but the onsite manager has been targeting me since I moved in with punitive actions around things that he allows all other tenants to do. Most recently I have reason to believe he cut my bike lock and removed my bike from dedicated bike storage. He said he found my bike with no lock and stored it for safe keeping and that it must have been thieves. I asked where the lock was and he said there was no lock to be found. I question, who takes the time to cut through a heavy duty bike lock to steal the lock and leave behind a 4k bike?! After other multiple instances where I have felt targeted by him previously, I can only assume he cut my lock for some spiteful reason but knew that he couldn't take the bike. I wish there was a review process for property managers, but after seeing other online reviews here I can tell that accountability or integrity are not on the forefront of TSE's operating procedures.

Side note: They have a very clear writing formula for their 5 star reviews. The pattern is so noticeable that you have to question the validity of all 5 star reviews here.

THEY DO NOT CARE. Cristian Cocar, Senior Property Manager, and President, Malcolm Marcus, both have God awful customer service. If you have a problem, don't even bother calling or messaging them, they will screen your email and call or give you a response that answers absolutely nothing. It was an absolute mistake for my condo's board to go with this company. Absolutely terrible management service from the ground up. Was given 24 hours notice for me to stay home for maintenance. Emailed and emailed and emailed for rescheduling options and got nothing until the very last moment, only for them to tell me they will just charge me if I don't show up to open the door. Told me the job is too small to hire security to open the door. Told me a day's notice is plenty of time and will not bother to fix anything broken in your building. Has been lights out in my parking lot for months. HORRIBLE AND UNSAFE. Makes our building look like it's from the middle ages!

They will take your money and give you nothing. You'll have more done hiring a brick wall to talk to. If you are looking for management services for your condominium, LOOK ELSEWHERE. AVOID THIS COMPANY IF YOU ARE LUCKY ENOUGH TO DO SO

I’m very surprised by the negative comments, although most of them are older I notice. I’ve lived in a TSE managed property for 15 years, and I’m happy with their oversight. I’ve recently joined the condo board, and now that I work with them more, I find that the property management company is actually quite excellent. Even before I was on the board, I would phone on Saturdays, evenings, Sunday afternoon, always expecting an answering machine. But I was always surprised that Jason would pick up and deal with whatever the concern was, day or night, weekends too. This property management company is incredibly responsive to the needs of the owners. Some of the negative reviews about condo fees going up actually don’t have anything to do with the property management company; they have to do cost of living increases, but also with financial decisions which are made by a board and the tenants. So people seem to not have an understanding of what TSE does. The biggest service they give is a quick response time. We wouldn’t switch from TSE.

TSE has been managing our condo for 13 years and the service has been consistently excellent, even when I experienced half a dozen floods from an adjoining apartment in the course of a year. Jason Marcus is not only prompt in responding to my requests but also proactive in resolving the issue. Having served on two different condo boards of directors in the past I know how rare this level of service is and would highly recommend TSE to other boards.
