I am currently renting with upper edge. It has been wonderful so far, any repairs I’ve needed have been looked after with care and quite quickly. The staff at upper edge have been nothing but helpful and compassionate with anything that’s been needed, which has been great! 5/5 stars which is why I’m recommending when it comes to renting from them. Before moving in I had a walk through with an inspector whom answered any questions and walked through the whole apartment building. Also was provided cleaners upon moving in to ensure that the apartment being rented was ready upon move in, which made moving in even easier and hassle free! The laundry machines provided also have a very reasonable price!

This is the first review I've ever written, and I’m doing it in the hope that it spurs some action into my current situation. I have been renting with this property management company since August 2023. Initially, everything was great, maintenance issues were dealt with promptly, and I would have happily recommended their services. I was a happy tenant. However, that changed in July when our HVAC system broke, and since then, the experience has been nothing short of frustrating.

The biggest issue is the complete lack of communication and organization from their repair and maintenance departments. For months now, we've been left in the dark. Despite our repeated calls and emails, we’ve had limited updates since August and seemingly no progress. When we reach out, no one seems to know what’s going on, and we’re passed from person to person without answers or solutions or told 'someone will get back to you within the next few days' and then nothing.

We are now enduring fall and an incoming winter with no heat after enduring an entire summer without AC. Meanwhile, they have no issue collecting our hard earned rent every month without addressing this critical issue or following up with us. I understand the challenge of balancing tenant and investor needs, but this is beyond unacceptable and I hope that this reaches someone who cares about the quality of service at this company. Thank you.

I was hesitant moving into the area I am living in oh come on who wouldn’t for it being in the north end of the city right ? however aside from that the service and quickness for any maintenance issue is quickly resolved with upper edge property management. My suite didn’t have a shower when I moved in before Christmas my request to get one was granted and it was installed promptly. It was kind of my Christmas gift from them !!! Thank you Upper Edge !!! The process too to view the suite was quick and to get in was very easy to move in. The process too was easy!!! I am very happy living here too. My neighbours are nice and friendly. I’m happy with what UEPM provides and to call in an issue is easy and fast.

The pre-tenancy team at Upper Edge Property Management was great to deal with and I was impressed with their professionalism. Anything after that though? I cannot recommend strongly enough that you avoid dealing with this company.

Upper Edge Property Management did not properly inspect the property prior to us moving in.
- It took 30 days before we had a working fridge installed properly. Multiple calls to their after hours line resulted in nothing, other than one vendor asking simple questions like "is it plugged in properly?". Repeated requests for a temporary solution were ignored.
- There was rotting waste left outside and a complaint had been filed with the city.
- There was a lot of dirt left in the basement from a previous flood that they knew about, but wouldn't clean up.
Unfortunately, there were other issues too.

We spent many hours and far too much money dealing with issues that should have been cleared up before we moved in. A simple "We're sorry we missed that. Let's get it fixed" would have made things easier, but that never happened.

Stay away from Upper Edge Property Management. Plain and simple.

Scheduled and confirmed a viewing for a property managed by Upper Edge Property Management only to arrive at the scheduled time, get buzzed into the building by whoever answered for the associated unit, and have nobody show up. Received no response when knocking on the units door and no response when calling and texting the phone number provided for the viewing agent per the text message received. Waited for 30 minutes and still nobody showed or responded. Huge red flag! Don’t waste your time like I did.

Been renting with Upper Edge Property Managment for just over 2 years. Maintenance issues are usually pretty quick once reported. Only nervouse about when the time comes to move out getting my deposit back. They had completed the walk through paperwork without me . As I was taking photos of prevoius damage they told me not to as they already took photos. I took my own anyway and they are time stamped. It was my bad not thoroughly reading them before signing as he was rushing me out. With that said, I have been having a good experience with them overall.

Pretty pleased with Upper Edge. They are quite responsive to issues (though our landlord is also on site so we don't always have to call). The subcontractors are polite and communicate effectively. No complaints.

DO NOT LIVE AT 1-854 Alverstone!!!!

Our experience with Upper Edge at 1-854 Alverstone was deeply disappointing. Upon moving in, we were shocked to uncover serious health and safety issues, including pervasive black mold, water damage, and a 1-inch gap in the floorboards that goes back 6-inches emitting a noxious odor. These concerns were strategically hidden during the viewing.

Compounding our dismay, Upper Edge mishandled our payment, issued a 'missed payment' bill, and postponed inspection appointments twice, blaming tenant-related reasons. Faced with a compromised living environment, we had to vacate urgently, resulting in substantial financial loss upon lease termination.

Regrettably, Upper Edge's response to negative reviews appears dismissive and lacks accountability, reflecting a concerning pattern of indifference to tenant concerns. Exercise caution when considering Upper Edge as a rental agency, and we share our story as a cautionary tale for others.
