Not thorough...my house was appraised at 230 k.The tax assessed value is 269k.Everyone knows that the majority of homes are valued above the assessment value.This has put me in a dilema .My taxes have gone from 2000/ yr to 2800/ yr .My broker enquire about getting a copy of the appraisal from Wetmore. That request was denied.Unbelievable, you pay for an appraisal and you can not get a copy! If the broker gave me access to the appraisal they are put on a black list.So the appraiser circles the wagons and signals reprisal should the appraisal be released.I suspect they do this for self preservation.You can not see if the comparables are accurate or fair.This policy protects them and basically hangs the customer out to dry.This is my worst experience with an appraiser.I have done many transactions.They have a monopolistic attitute.Everyone remember appraisals can vary by 20%.Do not hesitate to get another appraiser if you are not satified.This company is not recomended at all.Beware.

We required an appraisal for a construction loan. This company completed the first appraisal of our property when we were dealing with a mortgage broker. Fortunately we decided to go directly with Royal Bank of Canada and their appraiser valued our build at $100k higher. The appraisal fee with the bank was also significantly lower.
